Home Buyers Beware Most soon-to-be home buyers in the Sugar Land and Fort Bend County area will hire a professional home inspector after they have contracted to buy a house. Home inspectors always find defects and damages both big and small. They certainly will notice cracked foundation slabs and cracks in interior and exterior walls. But they are not the experts in foundation repair and leveling. The home seller has to "fix" the home's foundation before the buyer will buy and before the lender will lend. That is when the foundation contractors enter the picture. The home seller will usually get a few bids from foundation contractors and since they all have the "best" repair method the lowest cost bid is selected because that is all the home seller needs to sell the home. But foundation repair methods are NOT created equal. Some are low cost, others more expensive. Some are temporary, others are permanent. Some foundation repair methods are deeply flawed and labeled "useless" by some structural engineers, other foundation repair methods are supported by solid engineering reports and studies.
