What is the difference between a house inspection and an appraisal inspection? A house appraiser estimates an value opinion for a specific house, but an home inspector enlightens the homeowner on the condition of certain components of the property. While the inspection is ongoing, a home appraiser will take notes of what the Subject property abuts. If the subject property has an unfavorable view, such as a parking lot or industrial view, a home appraiser will look for at least one comparable sale that suffers from the same view when doing his or her research. Since an appraiser is not a engineer, there may be unseen or invisible physical deficiencies or detrimental conditions of the property at the time of the inspection that he or she may be unaware of. It is the appraiser’s job to inquire with relation to the condition that may affect the value. It is common to request opinion from various experts in the real estate industry during the appraisal process.
