Is a Termite Inspection required when purchasing a Home in Seattle?
Mortgage bankers and lenders typically require a general home inspection before you purchase a home. A general inspection typically covers the foundation, home systems (electrical, HVAC, and plumbing), roof, windows, and the overall structure of the home. However, there are certain things that a home inspector won’t do, one of those is checking for termites and any damage that they’ve done.
Are Termite Inspections required?
There is no Federal Government law requiring you to have a termite inspection. Although very few states do require it, most lenders won’t grant you a home loan without it. Additionally, mortgage lenders may require that you provide a termite clearance letter. This is proof of having the inspection and that no evidence of any termites or termite damage was found.
2 Reasons why You should have a Termite Inspection
Even though you’re not required by law to have a termite inspection, here are two valid reasons for having one done:
• Even if you can’t see them, termites may be destroying the wood in your home’s structure.
• Termite damage repairs cost an average of $3,000 – compare that to the cost of an inspection at $50 to $100.
