This house on Brockton sat vacant for years. The house was left to two sisters and their stepmother, and the stepmother had passed away, and the sisters were unaware that they owned it. I hired a private investigator to find both sisters, then I referred them to an attorney to get title cleared. One sister became the conservator for the other sister, and she became the administrator of the estate of her stepmother. Then a relative tried to claim ownership of the house through Adverse Possession. So we had to get a second attorney to fight that part. At one point, the attorney asked me "do you think the sisters will settle with him?" I said "absolutely not! He has no valid claim to the property. He hasn't satisfied any of the criteria for Adverse Possession ownership." This kept the house tied up in litigation for about a year before the sisters finally prevailed. Once title was clear, we had all of the personal property inside the house hauled away and we put the house on the market. It needed significant work and it was sold in "as is" condition, at full price for $299,900. We received 10 offers. Once the successful buyer had her inspections and waived contingencies, the attorney obtained a probate court date to get the judge's approval for the sale.
