No inspection? Get ready to pay the price! Recently a friend bought a cottage and he noticed there were some deck issues but didn't think the uneven floors in the cottage were a big deal. Me being a former renovator he asked me to have a look after the purchase without the inspection. He saved a few hundred dollars on the inspection but now it will be thousands to repair. This may have been able to have been negotiated in the price of the home. What I revealed was structural damage hidden behind the ledger board. A fully trained Home Inspector would have caught this and easily explained what could be involved as far as repairs. Get an Inspection! Just in case you were wondering, if I had inspected the home, I would not be able to perform the repairs and charge for them. This is a violation of our code of ethics. If your "inspector" ever tells you that he will perform the repairs at your expense..get another inspector! This is why you should only get an inspector from a Canadian Home Inspector Association, not a US-based franchise company and always ask for credentials! Look for CCHI or NCH or RHI and only choose those inspectors. Protect your investment!
