Documents required for Mortgage Pre-approval in Phoenix
Once you’ve found a home and have agreed on a price with the seller, your lender is going to need certain information for the mortgage pre-approval process. Certain data about the parties involved is collected on the “Uniform Residential Loan Application.” This includes details about the home, your credit history and financial status, and more. You’ll need to provide the lender with the following documents and information:
• Assets and debts – bank statements; brokerage, investment, or retirement accounts; gifted money letter
• Employment and income – pay stubs, tax returns, W-2’s from current and former employers, self-employment documents (if applicable)
• Additional records – additional financial documents that may be required include:
o Rent receipts from the prior year
o Divorce settlement documents (alimony and/or child support payments)
o Bankruptcy or foreclosure documents
o Immigration and residency status (non-citizens only)
Naturally, your credit rating is a key factor in the pre-approval process as it can affect the interest rate on your mortgage (positively or negatively). The lender is required to ask your permission before they access your credit score and check your credit history.
