Is it a bedroom? 1. If you have to walk through a bedroom to get to another bedroom, that first bedroom is considered a hallway and not a bedroom. 2. If it does not have a closet, it is not a bedroom. Closets should not be less than 2’ deep. 3. Bedrooms should have two legal means of egress, usually at least one door and one window. 4. Bedrooms should have a heat source. 5. Measuring off the floor, the window sill cannot be higher than 44”. 6. The window opening (each sash) cannot be less than 44”. 7. There should be an electrical outlet every 6’ along a wall and those outlets should be protected with AFCI (Arc Fault Circuit Interrupters) in the electrical panel. Generally all outlets should be 12-18” off the floor measured to the center of the outlet. 8. The ceiling should be at minimum habitable room height in one third of the room. 9. Spaces legally in existence before January 1, 2003, and spaces for which a variance has been legally granted shall be allowed to be occupied. This last guideline gives old homes a pass. I am listing these as general guidelines before you list the number of bedrooms on a property, or do any re-modeling (always check your local building codes).
