Guaranteed Property and Mold Inspection

Guaranteed came come out to do an inspection and mold testing in my apartment. As always, they came out right away - within a day of my phone call. Thank you Guaranteed Mold and Property inspections who responded right away to an urgent mold infestation and water damaged walls. They are the only company that I trust. They produced 196 page report which was incredibly detailed and sent all of their testing samples to an outside lab for analysis. Their pricing is very competitive. Joe Gutierrez, the owner is incredibly knowledgeable, professional, and goes out of his way to provide the best service to his customers. Also their industrial hygienist, Danny who performed the a the inspection and testing is incredibly thorough, detailed and knowledgeable. I am very grateful to both Joe and Danny. Thank you!!

Unfortunately, I've had several mold recurrences so far in 2023, and in the past 2-3 years so have DOZENS of my tenant neighbors. It's a sad story. The landlord hasn't yet implemented a permanent fix.

Fortunately, Joe and GPMI have come through to give us further insight to hold our leasing office accountable. Joseph is a family man with a reputable, accredited inspection business. His character is genuine, and his concern is always our well-being. His final report was detailed and beyond stellar.

Joseph is also extremely considerate when it comes to the cost of the inspections he performs.

We needed help finding hidden mold in our home. We had another inspector that spent less than 30 minutes with air samples and told us we were fine but we knew we had mold in our home. Joe was prompt, kind, and very knowledgeable. He spent several hours and inspected our whole home and took time to explain everything to us. His report is very thorough with pictures and explanations. Turns out, we had several areas with mold. He gave us recommendations and walked us through the process. We used Joe for the post remediation test as well as I trusted him. I will continue to recommend Guaranteed Property and Mold Inspection to others as they made this process much easier to go through.

Danny did an amazing job of coming through, finding several issues that other inspectors missed, and documenting the issues in a clear and easy to understand fashion. He was highly professional and we will definitely plan to make use of his services in the future if we ever need more help.

I decided to reach out to GPMI to inspect the apartment my family and I had just moved into due to an odd smell and a leak. As a new mom, my family's health comes first and I wanted an inspection done because I felt something was off. Danny from GPMI did a thorough job and explained things to me while answering all my questions. He was on time and very professional. Danny is detail orientated and took many photographs of any problematic issues. GPMI staff and the owner were also polite and knowledgeable when speaking with the over the phone.

My wife and I bought a house built in the 1950s, which led to concerns about the presence of asbestos. Within the house, we had some hints that it could be present and even exposed to us: naked insulation in the closet, weirdly-cut insulation around the water heater with exposed "fibers", popcorn ceiling in one of the bedrooms... We barely moved into the house of our dreams, and we're already getting scared of doing anything. On top of it, as an asthma guy, this is an additional concern.

After some (long) research, I reached out to Joe through Yelp at 9pm, and he immediately answered to schedule a call for the next day. During the call, Joe was not trying to sell anything, actually quite the opposite. He explained that asbestos is very common for this type of house, we shouldn't worry about it, and he wants to make sure we are testing only if needed because of suspected exposure or if we want to make some renovations.

Joe came and simply asked for a tour to see the areas of concerns. We discussed and he quickly tried to figure out if testing was a good idea or not, and how to be efficient, like with the different types of walls in the house. He was very knowledgeable, explaining along the way what could be an issue or not. He is very passionate about making a difference, and went the extra mile by identifying mold growing within the garage wall, and giving us a game plan to avoid it.

His asbestos sampling method was professional, thorough and very clean. He used water to avoid fibers from getting released in the air when sampling, and a HEPA vacuum to capture any potential fibers that could have been released during sampling (which, by the way, can go terribly wrong if you're doing it yourself with home kits).

Joe was on time, very knowledgeable, went the extra mile, very polite, and absolutely passionate. We highly recommend his services!
