David Miller caught the broken dishwasher and the garbage disposal issues, but overlooked a failed water heater control unit and a dead clothes dryer and a failed HVAC unit that had no refrigerant in it whatsoever.
I spent $500 for this inspection, and I have paid over $5K for repairs that could have been caught during the inspection.
Could have been way better!
David then responded 7+ months later to say we could talk about it if I would like to. I would have liked to get my $500 back to apply to the HVAC bill.
Seriously, you have no way to ascertain that there is no refrigerant in the system and that there are 4 separate leaks on the refrigerant line? I was shown pictures, and they were not hard to find.Helpful 0Thanks 0Love this 0Oh no 0 - Robert M.San Francisco, CA02Jun 19, 2021

Hi Robert. I understand your concerns. Sometimes there are limitations to what can be inspected. Those limitations were mentioned in your report. I would be happy to speak to you about them or answer any questions you may have. Feel free to give me a call if you would like to discuss.

Great experience with this company. Took my call immediately, scheduled inspection within my time frame, were on time, clean, professional, very thorough and took the time to walk the home and review the preliminary results so we could ask questions. Got the report back the next day and it was perfect. They even called to follow up and see if we had any questions about the report. Don't call anyone else - go with the best. Competitive price too, and worth every penny.

I have bought numerous homes over the years. I have had good inspections that informed me properly about a home. David is next level. We asked him to look at a 130 year old home for us and while we were fully prepared for findings we did not clearly see items that should have been disclosed. Frankly he saved our financial future. I have never seen a more comprehensive report. Mr. Miller is quite simply a high level professional and I couldn't be more thankful for his hard work and diligence.
