Seda is a low quality builder from my experience. They cut corners everywhere possible. I compared their work first hand to several other builders in the Jacksonville area. All builders had a few issues but nothing like Seda. They were the worst I saw with finish work and attention to detail. Homes seem to have been thrown up really quick with the cheapest products and labor available. Their staff seem untrained and unskilled.
Their customer service is worse than the self check-out line at the grocery store. Staff are very rude and unprofessional at all levels . Once they lock you into a contract you are done and have to play their rules. You have no rights when you sign their contract. I would question the ethics behind their forms you are forced to sign.
Seda will boss you around and make you feel inferior. They bully you and make you sound like you don't know what you are talking about. You will have a difficult time finding an approved inspector. They won't even let you be present in the home while your hired inspector is checking the house. Don't worry the project manager will be there bossing around your inspector telling him what he can't check. They definitely do not play by the rules and try to cover up deficiencies.
Hire a real estate attorney if you are not good with contracts. It will be worth it.

They fired the best guy they had in Russ. So if Seda reads this that was your 1st mistake. Before move in getting any sort of update besides a picture here or there was like a act of congress. 1st day, our dishwasher wasn't hooked up and or installed at all for that matter. The oven didn't work and a doorknob fell into my wife's hand. This was only the start of whats been a very long 6 months already. We dealt with a flickering light situation in the kitchen for months. I've posted just a few pictures of some of the issues that we continue to deal with. I was going to wait until our 1 year walk through to post any sort of review but I have a feeling getting things fixed at that point will be just as hard as it is now. If I can keep one person from building with this shotty company its a good thing. If you're thinking about it...RUN!

Very disappointed. When you buy in their premium level houses you expect better. Not the case. Told we would have GE Profile appliances, which not all appliances are. Correcting issues that we have with our sliders has just made things worse. They tell you they are going to repair it one way then end up half ****ng it. Ridiculous, bring in somebody that knows what they are doing.

We built a new home with SEDA from March to Sept. 2015 in the Howard's Run community.
I highly recommend buying a SEDA home. My wife and I enjoyed working with SEDA and still enjoy our home 3.5 years later.
Sales process
The sales reps we worked with were great. They were professional, friendly and very helpful. The arranged multiple viewings of similar models in other communities, since none were available in Howard's Run. We asked a few question/upgrades that had never heard of before, but were abled to answer the next day.
Design process
Still one of the best dates, my wife and I have ever had. We regret following their advice on using lighter colored grout in the kitchen ("to avoid grid lines"). We still have grid lines that have to be scrubbed away.
Construction process
We toured the home site every week, they were very accommodating. We discovered a flaw in the plans (missing tile floor in the dinning room). The sales and PM team, responded immediately. They treated us and our issue with respect and addressed in within two days. All of my concerns/issues were taken seriously and resolved immediately. The project managers were easy to talk to and very professional.
Final inspection and closing
The concerns we discovered during the final walk-through were treated with respect and address professionally. I was worried, they would be brushed off or ignored. They were address by the end of the week.
Closing was unremarkable, but in a good way. It was done efficiently and on-time.
Warranty service
We had a pluming issue a couple of months after moving in. I was worried that it would be classified as a lawn sprinkler issue and not covered. Due to the critical nature of the issue, it was resolved within 2 days. Our house looked great, but we've been in it for 3 years and continue to find issues related to construction. There were nails, drywall paper and other construction materials washed into the pipes of the home causing continual plumbing issues. We've found Gatorade bottles, candy wrappers and other trashing in all of our air vents, I can't imagine what's in the walls that we can't see. The electrical outlets all had the plastic bags that the outlets were packaged in, stuffed inside the outlet against the wires, causing fire hazards. The air conditioner drain was installed improperly on our house and all of the neighbors houses. The floors weren't level and they installed carpet over big pockets of plaster that they dropped on the floor and never cleaned up. We had the flooring changed out due to the issues with level and squeaking and when the carpets were taken up we discovered they hadn't installed the subfloor correctly. I really could go on and on, we complained about the things we saw in the beginning before move in an they basically threatened us with a 3 month move in delay if we insisted they fix everything. The construction supervisor at our site was completely unqualified, he never addressed any of the issues we complained about with any of the subcontractors. I'm sure we will continue to find issues and at this time our HOA is hiring attorney's to sue SEDA over all of the continuing issues within our development. I would run the other way if I saw that SEDA was the builder of any other home I was looking at.
