Best apartment my wife and I have ever lived in! Hands down. When it comes to management: Veronica, Rick, and their team have always been spectacular! Amenities are always running well, the property is very well maintained, communication with residents is great. service requests are handled day of, and the events they hold for the residents are SO fun. And the tenant community here? AMAZING. We have made life long friends here of all ages. Moving out of this apartment has been really hard for us because everyone felt like family. We probably would have stayed if not relocating to a new state. Definitely choose this place for your next apartment! You won't regret it.

Moved in about 3 weeks ago and have nothing but really positive things to say about our experience here so far!
What initially drew me in were the good reviews and stunning pictures and out of the 20+ places I toured this was the only one that was even better than the pictures and really stood out. The complex really feels like you're living at a luxury hotel with the amazing amenities and the attention to detail.
Even more important though is that the staff is amazing as well. Michael helped us every step of the way and was incredibly kind, personable and also very accommodating to all my questions and changing needs. Since moving in he's immediately resolved any minor things needing attention too.

Between my initial review, and the time of writing, I had some issues that are worth sharing.
Late in the evening, my partner noticed some water coming up the kitchen drain. The next morning, maintenance came out and snaked the drain but didn't find anything alarming. Overnight, we had the sink fill almost twice with black water. Emergency maintenance was here within an hour and made sure we were good to go until they could get a plumber in the unit. The next morning, a plumbing vendor was in our unit and got the issue resolved.
Overall, the responsiveness once I reported the issues were executed well. We had some damage to our personal property, along with some damage to the unit by the plumbing vendor. Veronica and the Vilara team did make it right and helped us get the unit back into move-in quality. Additionally, the vendor graciously compensated us to replace the personal property they damaged. Unlike previous communities I have lived in, this was relatively painless. A few emails, calls, and two visits got everything sorted. A similar issue with Irvine Co would have been caught up in red-tape.
Unfortunately, Yelp doesn't allow me to rate a 4.5 star rating. If I could score a specific part of the community, I would raise the management team rating. Veronica was nothing but communicative and made sure that everything would be taken care of.
There are still some small things here and there which drop the community from a perfect score. But, to me, perfect is never attainable. Nothing is perfect, everything will have a flaw, but understanding the flaws and reacting is far better than casting a blind eye towards the flaw.Helpful 0Thanks 0Love this 0Oh no 0Business owner information

Jan 3, 2024Previous reviewVilara has met expectations based on the marketing. There are some aspects we love, others that are painful, and some improvement areas. Overall, we're very happy here.
The building was originally a "Broadstone" property and shares design queues with its neighbor, IMT (a former Broadstone), and other Broadstone properties throughout OC, San Diego and beyond. Unlike refurbished complexes, Vilara is relatively new, so expect things to feel and look premium, because it was designed to work together, instead of fit into an existing building.
For the "Tech guy" among us, there are some highlights that I haven't seen elsewhere, if you're not a techie skip this paragraph. The complex has connections to ATT Fiber, and COX Coax. I went with the fiber and it's been rock solid. There are actual fiber drops to your unit, so speeds often exceed your "plan". Another bonus, the units are wired with CAT5 (ethernet) drops. Drops are in handy locations like where you would put a TV, making hardwiring your internet enabled devices easy.
Parking is variable based on the number of bedrooms, with extra spaces for purchase. There is ample parking (~7 floors of it). An extra space is an additional fee, which is a bit on the high side for parking permits. The garage is gated, but the gate doesn't really do much to limit access, so still get wheel locks.
Something to note, when I toured, they mentioned free EV charging, which is "technically" true. There are 10 Tesla branded chargers on the 7th floor, and ~6 ChargePoint chargers between floors 1-3. These chargers are all paid. The costs are not cost competitive, you can get cheaper electricity across the street at the Tesla stations in the Kaleidoscope, The Mission Mall, or the Amazon Fresh. Heck, my apartment electricity is cheaper than the car electricity. Lately there's been a tag from the county's office of weights and measures indicating they are out of compliance, so something to note. Finally, the "free" charger is a single, Tesla NACS charger, in the guest parking area which is rarely available.
Management & Maintenance
Management is average, nothing remarkable. Almost all of the process is done online, we had a few platform issues that required us to resubmit a few times during leasing paperwork, but it got sorted. On move-in, we were in and out of the office in ~5min. We never got a full formal tour of the grounds, so we often had to find amenities. For example, we never knew there was a Pizza oven, or a third hidden elevator.
Long term, maintenance has been reliable. They've solved most issues relatively quickly. There are some things that are clearly "just leave it, it's not worth fixing", like stains in the hallway carpet, or doors that slam hard in communal areas. High touch things, like elevators and gates are fixed promptly. Some announced improvements haven't happened, but se-la-ve.
From a management perspective after leasing, we've been a bit disappointed. We had a few incidents of noise late at night from other tenants. A certain degree of noise is acceptable, but the cops eventually were called to handle a unit above our own. Management blamed maintenance issues until we asked what to look for from a maintenance perspective that could be causing noise at 4am. They eventually cited a loud gamer.
There are continual issues with "valet trash pickup", which is a non-optional extra fee. Often they skip picking recycling or won't pickup a box that is right next to or on-top of the can provided. If I could opt-out of the pickup, I'd save the few bucks. But since I pay for it, I use it and deal with Management's reminder emails and calls regarding a "fee" when there's an issue that was not our own fault. Not unique to Vilara, almost all communities outsource valet trash.
Small things worth noting.
Package lockers exist but require a one-time $20 fee. There aren't a ton of lockers so packages are often left outside, in the mailroom, or at your unit. It's been painful during the holidays getting stuff delivered.
The community gates, doors, elevators and parking are connected via a fob you must carry with you. The "video call" or access pass systems at other communities (branded Butterfly) are not available here.
The "Dwelo" smart home is no longer operational. SmartRent locks to have taken its place and is fairly reliable. Controls your lock, thermostat, and leak sensors.
Images online show Nest brand thermostats, those are only in the demo units. The actual units use a Honeywell thermostat.
Amenities are kept clean, up to date. Gym is well equipped. Pool and hot-tubs are well maintained. You can rent the clubhouse for a fee (billed by the day). Several grills, and even a pizza oven.
Amtrak, Metro-link, and Freight lines all use the railroad behind the building. The passenger rail is quick and unobtrusive with the windows open. The freight is LOUD and with windows open. Double pained windows help keep noise out and AC in. - Shea F.Dana Point, CA02May 3, 2024

I moved into Vilara month and a half ago and I could not be happier.
Moving to a new place can feel a little overwhelming and there are several apartment complexes in the area and I compared each one and Vilara gave the most bang for the buck.
The front office people are amazing!!
I have worked with both Veronica and Paulina and they have both made this transition seamless for me. They make it feel like family here.
Vilara is next to Costco, Mission Viejo Mall, two movie theaters and you can be in Laguna beach in minutes.
There's also a rooftop Jacuzzi, which is pretty amazing!
I couldn't have asked for more.

If you want a quite apartment then go to a apartment complex instead of an apartment building! I'm 25 and i usually don't care about a little noise. But there is so much noise in this building it's insane. Tenants stomp around their apartments all day, kids screaming and running through the hallways, so many dogs that if you walk down the hall all you hear is barking from every other door. My upstairs neighbor bounces dog balls all over the floor all day.

Vilara Apartments has my utmost recommendation, earning a resounding five-star rating, with their amazing staff and quality service being central to this appraisal.
The management staff is truly second to none, with Veronica being the star of the show. Veronica's incredible dedication to her role and to the residents truly elevates the living experience at Vilara. She consistently provides unmatched service, is responsive to residents' concerns, and her passion for her job is evident in every interaction. She is truly the heart and soul of the management team, and a key reason for our positive experience.
The overall staff including their all-star maintenance team at Vilara deserves a special mention too. Their kindness, caring nature, and attention to detail are commendable. They go the extra mile to ensure every resident feels valued and their needs are met promptly, which gives a familial feel to the community.
On the flip side, there are a couple of issues we've had to deal with. Our neighbor in apartment 527 often plays music loud enough for the bass to shake our apartment until late into the night. Despite Veronica and her team's relentless efforts, this problem continued to exist, which has been a source of discomfort. We can only hope this situation improves for future residents.
Additionally, some residents have been neglectful in cleaning up after their pets, leading to a slightly less clean environment than desired.
However, it's crucial to mention that these issues are minor when compared to the overall exceptional living experience at Vilara Apartments. The standout service from Veronica and the entire staff, their caring approach, and their diligence in addressing issues, tips the scale overwhelmingly in favor of living at Vilara.
