Then buyers and sellers can work it out if the seller pays, or they split the cost, or the seller can offer to lower the price or give a closing cost credit to the buyer and the buyer deals with it... Then buyers and sellers can work it out if the seller pays, or they split the cost, or the seller can offer to lower the price or give a closing cost credit to the buyer and the buyer deals with it after closing. For lead paint, seller has no obligation to remove or treat it, they are out of there. Buyer has to decide if they can live with it, as is, remove it later after closing, or go buy a house that is already certified deleaded.

As a real estate agent I only recommend lenders to my buyer clients who I know have excellent communication skills, always follow up with ALL parties, educate my clients on the process and what the next steps will be, answer the phone/email on weekends too, and usually attend the closing. (more) As a real estate agent I only recommend lenders to my buyer clients who I know have excellent communication skills, always follow up with ALL parties, educate my clients on the process and what the next steps will be, answer the phone/email on weekends too, and usually attend the closing. We work as a team with our client, their lender and their attorney so everyone is on the same page throughout the transaction. Before recommending a particular lender to a client, first I ask the client about their situation - certain lenders have great programs for first time buyers or veterans, or specialize in getting loans buying in a condo association with less than 50% owner occupancy, and others are better at other programs like arranging bridge loans, helping a client fix their credit before applying for a mortgage, special doctor loans, etc.  The best lenders are excellent communicators and I can call them at any time to check on progress for my client, or get a preapproval letter (for a client they already are working with) tailored to a specific property in a hot market with multiple offers in about an hour from the lender.  My lender referrals are an integral part of our team. (more) Hi Michael, I work with lots of investors here in MA. I created an investor profile form that I give them to fill out - what towns do you want to buy in, how many properties can you buy in a month, do you have cash, how much, what style of property, level of experience (carpet and paint, tear down and build new, etc).  We have a deal - if I find them a property they purchase to rehab and flip or buy and hold, I get buyers agent commission on the front end, and I get the listing if they flip. They make way more than me on the deal, so they are happy with that arrangement.

Hi Andrea, I am a real estate agent and I get cold calls from various sources all the time. As long as you get to the point right away about what you are calling about and why it would benefit me or my clients, I will listen. As long as you get to the point right away about what you are calling about and why it would benefit me or my clients, I will listen. But I always ask the caller, are you ready to refer your clients to me as well? For example, once you help someone fix their credit to make them eligible to get a mortgage, I expect you to send me some of those people you helped as new buyer clients for me. In return, I will recommend your services to my current buyer clients who need credit repair before they can buy a house with me. I work by referral, and if I tell my clients to use your services and if you send me no business referrals/new clients within 3 months, (your tryout period) the pipeline is shut off. Only companies who reciprocate by sending me business get my business or recommendations to my clients. Referrals are a two way street.
