I have been offering 3d Virtual tours free on all my listings since 2016; however, for non-local buyers I have to say that zooming or other video conferencing apps work better. The biggest difference is the ability to open drawers, fridge, show lighting, plumbing and so on.  Technology can work... The biggest difference is the ability to open drawers, fridge, show lighting, plumbing and so on.  Technology can work hand in hand, whether I convert 3D Virtual Tour to video, provide live video conferencing or send out floor plans. I also provide the 3D virtual tours for other reasons for other people and or businesses.

I believe I was the first REALTOR in Hampton Roads to own a Matterport and offer it on as a standard on ALL my listings whether for sale or rental.  Back in Apr 2016 other agents weren't keen on this tech. Now 4 years later, all are pioneers. My 4 year use of it shows that this really wasn't the... (more) I believe I was the first REALTOR in Hampton Roads to own a Matterport and offer it on as a standard on ALL my listings whether for sale or rental.  Back in Apr 2016 other agents weren't keen on this tech. Now 4 years later, all are pioneers. My 4 year use of it shows that this really wasn't the future, this was the here and now 4 years ago. Listings get seen and shown faster.  Fact is if buyers and sellers use this, you have less "looky-loos" or "out for a day" or "buyers that will not like it", actually make an appointment for a viewing. My opinion is as a seller you really do not desire "people that will not like it" making appointments to view, it is a waste of time. Also Matterport 3D extremely difficult to photoshop. What you see is what you get. As far as "getting a feel", most people are STILL looking at 3D Virtual Reality through a 2D device such as a display. For younger adults  and gamers, they understand the advantange of a 3D Headset, but for older agents it is more like, "a 3D heasdset, huh?".  We are still pulling agents and buyers out of the 2D world, it is like trying to pull a vehicle out of a mud pit, but it will happen.  Still not convinced... a couple arguing over the fit of their couch, can now see a 3D and measure it while still in the home without a physical ruler. The biggest drawback I have had on 3D tours was literally from other agents. They would not desire that "lead" to see the 3D because they may not like it and that would mean the "call and meet" would never occur and that would hurt their business. Imagine they never had the opportunity for that physical connection ( a meet at the house) from that internet lead and say "I can see you are not going to like this one, but we can show you others that you will like".  Some buyers are catching on to the 3D modelings, but still need to be told, in a few months, it is going to be pretty much the standard. I can offer a lot more reasons for 3D tours in our society, but this would take much longer to explain. For rentals it is invaluable! Ever had an intolerant tenant not want to show the home to the "prospective new tenant"? Oh yeah!!!! This pandemic has forced  3D non-believers to come to acceptance. Real Estate, like our country, will never be the same. Now 3D, for real estate, business shops, work from home all will be a lot more mainstream.

Almost all answers above correctly state to contact at least 3 roofing professionals to get a professional opinion on roof condition and price for repair/replacement. For good protection ask the roofer if there is a leak, what damage could you expect due to that leak. At times people get a leaky roof repaired or replaced but do not check for the impact of the leak, such as water rot, mold, electrical structure depending on the location and length of time that a leak has been going on (if there is a leak). A home inspector with a Thermal Imaging Camera "may" give an additional viewpoint on active water leaks (if a rainy day) or deteriorated insulation due to water damage. I have seen light fixtures that have filled with water due to a leaky roof and junction boxes that have shown evidence of water penetration. Usually things are fine but that is what a professional opinion is for.

Besides being certified and licensed, I look for honesty, a solid inspection, a realistic conversation with buyers/sellers, and most importantly sage reliable advice on severity of any issues found.  Buyers can be really scared off by a bad outlet, switch, light fixture, safety issue and others.... (more) Besides being certified and licensed, I look for honesty, a solid inspection, a realistic conversation with buyers/sellers, and most importantly sage reliable advice on severity of any issues found.  Buyers can be really scared off by a bad outlet, switch, light fixture, safety issue and others. I never try to belittle a safety concern, only to state that no home is perfect, and a $1.20 outlet/switch/anti-tip device for stove/light fixture in the grand big picture is not a killer cost, although I have seen inspectors inadvertently state issues as such! I have even seen inspectors harp on tiny issues and miss a big one.  Inspectors are not perfect but a necessary ally and source of information to sellers, buyers and agents as well. They should be a go-to-expert for discussions on codes (new and old) and trending safety issues (such as polybutylene, heat pumps, freon, gas furnaces, monoxide detectors and so on). Presentation is very important for example, would any one out there ever want to be caught neck deep in chemicals such as  dihydrogen oxide! Just imagine being doused and covered in  dihydrogen oxide!

Be creative,anticipate issues and be problem solving (bring a possible solution to the table). This may involve adjusting, loan programs (must have knowledge of and be able to offer different loan programs, grants, etc.), points  or closing dates, all the while keeping the client's best interest in mind. Referrals? If I think of that lender I sure hope that lender thinks of me...

This question comes to the surface every now and then and has been debated much. Answer is that it is a state specific answer. As many have stated some states say no, some yes, and some say the agent becomes a facilitator. In Virginia you can represent both parties. Both Parties have to agree.
