Overview

The main intent of this book is to provide you, the reader with insights into the Real Estate Appraisal profession. It includes information from credible sources regarding various aspects of a Real Estate Appraisal career such as earnings, employment classifications, certification requirements, experience gathering, government regulations, job description and career outlook etc.
The primary focus of the book is towards a career in Residential Real Estate Appraising as the author, has over 30 years of Residential Real Estate Appraisal experience as an Independent Fee Appraiser practicing in Illinois .
No attempt by the author has been made to represent this guide as a comprehensive textbook on the methods, techniques and principles of the valuation of real estate properties. The author's primary goal is to present enough information about the profession to allow the reader to make a well- informed decision on whether to pursue a career as a Certified Real Estate Appraiser in the United States.
It is the author's opinion, based on maintaining a home office practice for most of her career that the real estate appraisal profession offers an excellent opportunity for those seeking to become their own boss, and earn a lucrative source of income while working from a home environment.
The author has found the profession to be extremely suited to a home- based operation, without diminishing the highest standards of professional practice, quality of work and professionalism expected of the modern real estate appraiser.
The earth is real estate and so long as it exists there will be a need for a Real Estate Appraiser. (Sharon P. Carson)

About the Author

Through a rigorous process of education, experience, personal interviews and report demonstrations, I became one of very few of my peers to earn the highly coveted ―RM‖ designation through the American Institute of Real Estate Appraisers. While the road to the designation was challenging, I learned invaluable lessons on the importance of Appraisal Education, competency and adherence to a strict Code of Professional Ethics and Standards.
The Real Estate Appraisal profession has provided me with everything I ever wanted in a career. I don’t have to work in the evenings, don’t need anyone’s approval for days off or vacation times, rarely if ever meet clients through which most of my work is generated because they are mainly in other States and the assignments are generated through email. I work at my own pace so long as I meet a clients deadline, set my own fee schedule, have more personal time and most importantly I was able to work from home and raised 3 children now adults. One is an Engineer, the other an Educator and the third a PHD from Oxford University.
I have been through over 30 years of National economic cycles of recessions and growth both of which impacted the real estate market, and as in every business there are good years and some not so good years. However I have found that income can be sustained by a diversified client base. The Appraisal of Real Estate is a highly respected profession that is not diminished by working from home. I have listed just some of the reason why it is my personal and professional opinion after over 30 years as an appraiser that the Real Estate Appraisal Profession is the best home based business in America and it is no surprise to me that CNN/Money rated being a Real Estate Appraiser as one of the top 10 best jobs in America.
