      I hired ******** law center in nov 2022 after a *************** contacted me I told him my mortagage company contacted me after forclosure started and wand to modify loan he said they wasnt going to help me so I sent **** to them they sent a packet for me to sign and they sent it to mortgage company and thru called and said I didnt need them to help me that everything was in process *************** called and said it would be a couple weeks and I told her it was almost approved but the. The state helped me I told her all I owed them for was the packet they sent because the mortgage company was calling me every day wanting paperwork sent to them and the ap ******* says they sent paper work and thats not true *************** said whe would see what they charged to send packer and sen. check for rest well that hasnt happens and they wont answer my calls and *************** wont either I emailed today and they wont call me just sent email that they got my modification and that is a total lie I cant believe they take money from people like this

      this complaint is unbelievably unfair, truly disrespectful. very ungrateful consumer. In fact, she is trying to extort her way into receiving a free service.
      Here are the facts of this case. Facts supported by evidence. recorded phone calls, emails, and documents provided by the consumer HERSELF.

      to start, we don't have anyone named **************** at our law firm, or anyone by that name that is associated with us. 

      Consumer contacted us on November 2nd, needing urgent help to avoid foreclosure.
      her mortgage company (the same one she now claims helped her), had put her home in foreclosure. per her own words, they had denied her own attempts at receiving help because she had already received a loan modification in July of 2021, which she defaulted on.


      They had hired a Foreclosure law firm to sell her home, and evict her. She literally sent us the Foreclosure notice she was legally served by this Law firm. she had 0 options, but to move out. 
      She asked us to urgently help her. which is what we did.
      We immediately in November submitted a formal legal loss mitigation case. We contacted the ombudsman department at the **** the insurer of her mortgage. 
      In December we continued to provide the documents and call her lender twice a week.
      in January, we secured her a successful loan modification, 100% from our efforts.
      as soon as we notified her of her approval, she began to call her mortgage company on her own, and try to finish the process on her own. she wanted to avoid paying us the remaining balance she owed us. Which she legally owes us.

      Now she claims she did the approval on her own, even though 2 months before she told us her lender had denied her several times.
      now this complaint. this is extortion. her false claims slander. 

      we did everything to keep this consumer safe in her home during the holidays. we secured her a SECOND loan modification, even though she did not qualify.

      they are not telling the truth they say i wasnt approved but i have been the mortgage company called today wanting paper work so if they are handling why are they not calling them. i didnt want any thing free the person that put me to them was ************************* if they can live with the **** i can live without it *************** is the one that said they would figure uo what it cost to send packet and she would get back with me and send money but i see now where they have done a lot of people like this

      as mentioned in our first response: 

      we have never ever employed, or worked with anyone by the name ************************** 
      the consumer hired ** in November, in active foreclosure. her lender had hired a foreclosure law firm to foreclose on her home and evict her. After two legal loss mitigation submissions, and an appeal, our law firm secured the consumer a VERY favorable resolution. As soon as the consumer was notified BY US about her approval decision, she contacted her mortgage company. removed our 3rd party authorization, and attempted to finish the process on her own.

      it is now obvious she did this to avoid paying our firm the EARNED fees for the services performed in November, and December, and January. 

      she tried to extort us into refunding her, by filing slanderous and defaming complaints with the BBB.

      NOW, according to her own statement, her lender has called her and notified her they need her to new update paperwork. it seems she made a mistake in removing our law firm from her case with her lender.

      she tried to take advantage of our law firm and staff, use and abuse us into getting an approval and not paying the earned fees we deserve. now she has realized this was a terrible mistake.

      consumer needs to be honest, and have honor, and admit she made a mistake in trying to abuse and extort our law firm.

      this is not true I have proff where they were calling me for paper work the whole time where I faxed it and all why didnt they call them for paper work they just got **** for sending the packet

      if she does so, and admits and rescinds this false complaint, we will reopen her case and assist her.

      she was approved, and ruined the approval by trying to jump in herself and not pay us.

      I hired Roosevelt to help me with a modification. the first person that got in touch with me was Anthony ***** and told me that there was a chance. I sent them all the documentation to give to the lawyers. He calls back with the good news that there was hope and talk to me about God. I was sent to check their reviews and videos from people they help. I was impressed. I hired them and paid 4 payments of 2000. A total of 8,000.00 dollars before the modification was finalized. I disclosed to them that I was divorced and that my ex-husband was deported in 2015. they say there was no problem. I got a very bad offer 4 days before the due date for a modification with a balloon loan at the end of 188,000.00. William *****, the lawyer that was working in my modification told me to accepted and I did 3 months trial. after that the final package came and the mortgage company needed my ex-husband's signature. William ***** charged me another 1500 to take his name out because he advice it was needed. We had an apt. by phone with the mortgage company which he did not attend. I called my mortgage company and they told me ***** knew the modification was denied, still he took 1500 dlls extra. This company is a bunch of scammers that lure people in need with promises to save their houses. They charge in advance reassuring people they can save their home. They asked people to do a positive video after they fill your head with promised, they make you feel like you owe them a good review because they are going the extra mile to help you.. this is how they get their 5 start reviews and lure other innocent people they. I know I will not see my money back and that I might loose my home. I only ask that God make them pay for what they are doing to innocent people in need

      We are very disappointed and upset by this complaint.

      Not only it is untrue, it is also unethical to make libel statements. We understand the consumer is under pressure from personal and family hardships. however making slanderous statements about our staff will not be allowed.

      Facts:

      Consumer hired our Law Firm in September 2021 to assist her with saving her home from foreclosure. She was provided clear and honest expectations, and signed a formal contract that followed all local and federal laws. Our legal team took immediate action to protect her home and her homeowner rights. By the end of October 2021, her mortgage problems were resolved by our law firm. our services were completed 2 months early. 

      The consumer was extremely satisfied with our services. She left honest positive reviews as well as selfie video testimonials thanking our staff for saving her home. We have attached a screenshot of the Google review she left (on her own accord, without any incentives by our firm). she has since deleted all of her reviews. we still have her testimonial video but did not include it in this response in respect to her privacy. 

       Since the start of the new year to Now, our legal team have been providing her additional help to resolve the matter (she herself mentions in her complaint). Her husband (co-borrower/owner of the home) having been deported and no longer in the country. Just last week, while she was filing this unbelievable complaint, our legal team spent 3 hours working on resolving this ownership deportation issue with her lender. Not aware she was making such slanderous and libel statements about our firm.

      We will be dropping her as a client. Our Attorneys are reviewing this case for possible civil action for libel. She actually owes our law firm past due payments for services completed months ago, so to be requesting a refund literally makes no sense.

      This company lies about everything. I have statements of what I paid and when I paid. I have emails, texts and voice messages. I am currently working with an agency and I plan to make sure these people do not continue scamming innocent home owners.

      I had hired, what I thought was Roosevelt Law Center to help me with my mortgage. I had to pay $1500.00 up front for retainer fee. I paid them the $1500.00 and Lynette Tyree assured me that if they could not help me that I could get a full refund. This law firm was not able to help me, but only take my money, this was a scam. After I paid the retainer fee, I found out through the mortgage company that a month into me hiring them, they (Roosevelt Law Cr, Lynette) yet had not contacted them (Shellpoint). I was upset, because that was money that I could have saved for a real lawyer to assist me in this matter. I have reached out to them for the refund and I cant get an answer now. This place is a fraud! They took advantage of my situation! I need a full refund of my $1500.00! I have attached one of the emails that I sent, but of course no response of the refund yet as promised!

      This complaint is very unfair, unethical, disappointing, and literally slander. 

      This consumer engaged our firm's help on 12/17/2021 to help her find a solution to the foreclosure sale scheduled for her home on 1/4/2022. 

      Our team provided her with realistic and honest expectations. Our staff provided her with constant updates, as well as the cell phone numbers to two of our team members who always responded back to her texts and calls. Our staff literally went beyond what any law firm would do for a client. 

      Our staff spend 3 total hours of work (just to get the attention, and confirmation of the foreclosure law firm in Texas) to confirm and postpone her 1/4 sale. Note, consumer is still living in her home, and not foreclosed or evicted due to the efforts of our staff. 

      Our legal team took this case up to the investor, Fannie Mae. Who flat out refused to open any appeal. Fannie Mae listed several past modifications that were defaulted, a past foreclosure that was rescinded. We provided the client with honest and ethical strategy. We recommended she meet with a local bankruptcy attorney to file a full Chapter 13 BK and allow the federal courts to intervene. 

      Note: consumer had our cell phone numbers to call and text if she had an issue or wanted a refund.

      To file a complaint with the BBB and call us a "fraud" and a "scam" when she is literally in possession of her home due to our efforts is unbelievable and very unfair. We have recordings of every phone call to her, to her lender, to Fannie Mae. We have recordings of every text message and email. Facts are Facts.

      I do not agree with what Roosevelt Law Center sent in, or ***** to BBB. I never once received an invoice, I made attempts to get in touch with them since Feb. 18, 2022. No response. ***** called me Friday, March 11, 2022 and told me I would be getting refund since they knew I was going to have to hire another lawyer. What he submitted is false. They were hard to get in contact with, only one I ever talked to was Lynette! Not *****. The last time we spoke was Dec. 22, 2022. I called Shellpoint on 1/20/2022, and spoke with Bessie and asked them for an update with Roosevelt Law Center. They had no clue of what I was speaking about, did not have them on file. I gave them all the information. I had to submit a modification, since Roosevelt supposedly hadnt. Only communication with any lawyer with was from a different lawyer in 2020. Roosevelt knew from the beginning I wasnt going to be able to do the modification and had to file bankruptcy on Dec. 29, 2021 and paid for that, I did pro se. I was the one who stopped the foreclosure, not Roosevelt or *****. 

      Today, ***** was texting me almost, harassing me, I only responded once, and he kept texting me. If he is a lawyer, where is the professionalism in that? This is nothing personal, but if they knew since early on they couldnt help me, why drag me along?.... just to get more money? 

      I want a full refund, and they did not help me and knew they could not and that is why I had to file bankruptcy on Dec. 29, 2021, but by that time I had already paid. So, I feel since I had to file right after I sent money, I should get a refund. They knew I was vulnerable.

      ***** said and Lynette said, both said I would get a refund, and now today he text me I wouldnt? Why bother to call on Friday, March 11, 2022 and said a different story?! My husband and I both heard him say this. And why did he wait to contact me almost a month later to tell me this. He said he had me on his calendar to call me but had been super busy? A month, seriously?

      We are greatly saddened, disappointed and shocked to see such responses from a former client who our staff treated with constant care and attention. A client who had a foreclosure sale on January 4th, that was successful postponed. Allowing her and her family to still be living in the home close to 3 months later. Client was emailed a full comprehensive billable hours breakdown, showing our firm completed $2500 of legal services, and paid only $1500. Thus our firm is still owed over $1000. We have phone recordings covering over 2 months of service with the client, with her mortgage company, with the foreclosure law firm representing the lender. Our staff offered the client (on 3 occasions in January and February) a conference call with her and her lender. She failed to make herself available each time. Now she states "her lender told her nothing was done by our law firm". The same lender who she has filed past lawsuits against and has threatened to foreclose on her home. The same lender who WOULD have foreclosed on her home on January 4th, if not for the actions of our firm. Again, this is very unfair, unethical, and simply put slander.

      I do not accept this, ***** called me on March 11, 2022, stating I would get my money. Now he is saying I am not. That is two people who promised me my refund on my $1500.00. So, they are have lied to me.

      Upon me reaching out to this law firm. I stated to them what my current situation was about being unable to obtain my ex signature, because he was still on my home loan but not the title and deed after the divorce. I was only two months behind in payments. ********************* who I first spoke to made sure that i sent copies of divorce,deed etc. I then spoke with **** as introduction of her and my case. I told her again about signature of my Ex. She assured me that shouldn't be a problem. With back and forth conversations about my FHA Leander with two payments of $1,050 **** ask if I can get the signature of my Ex. I'm like that's why I Hire your firm because I couldn't find my ex. Now by feeling even more threaten about losing my home ??. ?? you telling me nothing can happen without my ex signature, I was disappointed ?? cause I was mislead into believing this really will work. So I had to go though all measurements in finding my ex to get his signature. I did the foot work after being assured that their where loophole or avenues the lawyers can utilize without my ex signature. ********************* be on collecting that money of $3,150 which $2,600 is paid towards. It's unfair that I have to pay the balance of service that wasn't rendered. Yes my Leander approved my application after two days of losing work due to me happen to find my ex to track him down for a signature that I didn't need your company assistance for. The reason I hire your firm was to prevent the measures I still had to take.

      We respect our client very much so, however this complaint is very unfair and has no **************** a "complaint" in the first place.

      She hired our firm in December 2021, after her lender had told her that since she had an FHA insured mortgage, and she had already received a prior modification in 2020, she was not eligible. 

      In 2 months, our legal team secured her a fantastic loan modification. her payments went down by $252 a month. She still owes our law firm the remainder of the milestone payments due for the month of February, which we believe is the motivation for filing this complaint. A complain that holds no merit or valid reason.

      Yes, she has to have her ex-husband sign the document because he is still on the deed of the home. This is a legal requirement by the **** Nothing anyone can do about this.

      Client hired us when her lender would not help. We secured her a $252/monthly reduction. She filed a complaint because her ex had to sign the documents.

      I paid Roosevelt Law Firm $950.00 to stop a foreclosure that was to take place on December 7, 2021. The individual that was over my case was *************************. I sent in documents that was requested from her and that was it. She didn't return emails or called to update me on anything. I had not heard from her so I filed bankruptcy on the 5th so I wouldn't lose my home. I then received a email from her on December 22, 2021 stating she spoke with my lender and she needed bank statements and check stubs. Well she was a little bit late. My house was going to be foreclosed on. She neglected to keep me informed. She never kept her word when she said she would call me. It was a stressful and awful experience. I would like my money return to me. She did nothing to help me and I would like a full refund.Thank you,*******************

      in response to this consumer's complaint, we are providing the following Facts:

      1:We respect this consumer very much so. We would NEVER not respond to a client's calls or emails. EVER. 
      2: consumer NEVER once contacted us in December or January to discuss her dissatisfaction, or request a refund. This complaint is the first we are hearing about her dissatisfaction with our staff. If she had emailed us (she has many emails from us) or called us (we shared many phone calls), we would have resolved this matter immediately. 
      3: Consumer reached out to us on October 21. With a Foreclosure sale already set on December 7th. We urged her on the importance of time, her mortgage servicer had a 37 day lock out period for the foreclosure. if the 37 day lockout period passed, her sale could not be postponed. TWO weeks later on December 3rd she retained our services, after the 37 lock out period. Our staff expedited her case with her lender to work on a retention solution. Our staff made it clear from start we would negotiate a final settlement. if the settlement was not offered or she could not afford it, she would file a Bankruptcy. The strategy was agreed by both sides. 
      4: We held detailed phone calls with consumer on 11/3, 11/10, 11/17 discussing strategy. consumer would work on a good faith payment towards the large past due, so that a fair resolution could be agreed.11/29 phone messages left. 11/30, phone conversation was held; consumer stated she could not afford the resolution negotiated. She was opting for 5 year Bankruptcy plan. She was reminded that for BK to be confirmed, Federal Taxes needed to be done. Consumer requested we submit her case for one more loss mitigation review after her BK was filed to see "if the lender will offer anything". Our firm submitted a 2nd loss mitigation case on 12/22.
      5: our staff sent emails to consumer on: 10/21,11/3,11/8,11/10,11/29,12/8,12/22. 
      All emails and phone calls are recorded. Not a single call or email was not responded to.

      March of 2021 I was contacted by someone to refinance my home paid $2100 over the course of 3 months and was not refinanced was told by my mortgage company I need to submit payment in full by Sept 1st 2021. I requested a refund after speaking to my mortgage company. Roosevelt law firm sent over paperwork the beginning of July to begin the refund process, but they wont call me back. I have left message after message and today I got in contact with them and they are still giving me the run around. No updates nothing. I live on SSDI and I cant afford to lose my home, because these people are being unethical.

      Dear Better Business Bureau,

      Thank you for bringing this matter to our attention. We strive to not only provide the best results for our clients, but also the best possible service.

      Note, we have already spoken with this consumer this week, and will be resolving the matter with her. She has confirmed this with us as well, via email. 

      Furthermore, Allow us to clarify a few incorrect statements in this consumer's complaint. Although she is a good person with a good heart, she has some clear misunderstandings about our services and her situation. 

      First, our firm does not do ANY kind of refinancing on mortgages. We assist homeowners who are in hardship and in foreclosure. This consumer contacted us, not us who contacted her. She was several months behind on payments and needed and requested assistance. 

      Second, before this complaint she had never made any formal request for a refund or mentioned any issues with our firm. She engaged our help in the spring, and while our firm was months in the process, and in the middle of resolving her case, her mortgage company contacted her (without us on the phone with her to ensure her best interests) and misrepresented her options, and pressured her into accepting an offer directly from them. An offer of a repayment plan that is far below the quality of result she would have received. Had she simply allowed our team to finish the loss mitigation negotiations. Her mortgage company literally called her, avoided our trained legal staff, and got her to accept a payment MUCH higher than what she was eligible for. 

      never the less, we will respect her wish to accept this one sided offer directly from her mortgage company. We are closing her case and providing her with a fair refund.
