A pub in an "affluent" coastal village is up for sale for more than £2m

Agents Savills say they are seeking offers "in the region of £2,200,000" for the White Horse at Holme, near Hunstanton.

They add on Rightmove: "The White Horse is located in the affluent village of Holme-next-the-Sea within the North Norfolk Heritage Coast, a designated Area of Outstanding Natural Beauty.

"The village is situated just off the A149 approximately three miles north east of the large nearby town of Hunstanton.

"The village is popular with tourists and attracts visitors throughout the year notably in the summer months. The area is also popular with bird watchers during spring and autumn migration periods."

The 18th century property on Kirkgate, near the village church, includes a restaurant with seating for 40 customers, a bar which seats 20, a car park, a beer garden which seats 120 and a caravan site with 64 pitches.

Agents say the Grade II listed pub is let on a 20-year lease which expires in November 2032.

Rent is £87,566.28 per annum with a review due in November, 2027.

But the listing says there could be "an opportunity to release the tenant’s purchasing obligations" and agree a free-of-tie lease, with market rent only.

It adds: "In our opinion, this is likely to be in excess of £150,000 per annum."

The listing explains the tenant is responsible for all repairs to the property and is obliged to purchase all drinks from the landlord, other than wines, spirits and minerals.

It says there could be scope to extend the building subject to planning permission. 

The pub is close to the beach where Seahenge was discovered and its nature reserve.
