This might be an unpopular real estate opinion. Have you ever noticed that 99% of real estate agents always say, "Now is a great time for you to buy or sell your home"? Why is this said? Well, in this industry, once you convince someone it's a good time to buy or sell, the agent collects a paycheck. It's all about the drive to acquire the next buying or selling client. I can't help but wonder why so many of us freely advise people without truly understanding their long and short-term goals. During our presentations, there's often one thing on our minds: "Can I get this person to sign on the dotted line right now?" As real estate agents, we have a fiduciary duty to our clients, meaning we should act with their best interests in mind. And I believe that mindset should extend even before someone becomes a client. Let's be real. For some people, it's better to hold onto their current property. For others, it's the right time to sell, and for some, it's the wrong time to buy but the perfect time to rent. Sure, like everyone else, I want that next real estate deal. But while I have opinions, I don't have a crystal ball to predict market rates or what those rates will do over the next year. I can't foresee whether home prices will remain stable or decrease in the next six months. I've seen the best "experts" attempt to forecast these things and fall short. So, what can I do? I can show you what to expect if home values go up or down and how to protect yourself. I can provide perspective on what ownership looks like if rates drop or increase. I can run the numbers on renting vs. buying. I can help you answer questions like "What if I move in 5 years?" I can connect you with lenders who will advise you on available loan options based on the current market. And last but not least, I can get you a fair price for your home based on what the market is doing TODAY. Is now a great time to buy or sell?
