My favorite call of the day: Seller: I have a piece of land in Indiantown I want you to sell. Me: Sounds fantastic! I would be honored to sell it for you. Seller: {In a harsh tone}Now before you get all excited about it, I want you to know I know all about the NAR lawsuit. You agents make way too much money and take too big of a piece. There is no way I am paying you 6% Me: That’s ok. I don’t think you and I will be a good fit. I charge 10% for vacant land. I’ll find an agent that will charge less. Seller: {now really irate}That’s outrageous, I won’t pay that. Me: That’s fine, I won’t work for you for less but while I have you on the phone let me take a look at your lot and tell you about it so when I give you the agent recommendation, you know what you have. Seller: {irate and suspicious}Why would you do that? Me: Because I can, and I have a few minutes to chat. He shares his info I tell him the comps, and a lot of info on his parcel. I also told him not to sell it now and to wait a little bit longer. I recommended November after the election would be a better time to list, consumer confidence strengthens and fewer chicken littles uncertain about what the future may hold. He told me he is 80 and couldn’t wait. He also mentioned he could die any day. I started giving him a few names of agents that may take the listing at a lower rate. Also making mental note of the provisions I needed to make should he die in the transaction. I have dealt with this very circumstance. Seller: I don’t want anyone else selling this land. Can you see it and list it for me? Me: Sell yeah!!! Let’s do it! #remaxcommercial #indiantown #remaxofstuart #sellyeah
