I recently applied to a unit that I should've been qualified for based on their criteria. They're system did not decline my application but said it needs supervisor approval. What does that even mean?
A:
The system does not automatically approve. There is a screening process that is done in additional to the application. This is submitted and reviewed by supervisors for approval.

Bryan R. did an outstanding job! He was very helpful for this highly anticipated and much needed work done here at Carlton Way. He was very tentative and payed attention to detail. The work is very clean and we now have 3 bldg cameras to help make the community safe.

My review is for the return of Security Deposit. I vacated as of 3/17 (gave proper notice & forwarding address) and spoke with Christina on 3/18 to advise where the keys were. I also emailed her to give her my new address for the deposit to be sent. On 4/18, I was finally able to reach someone at the office and was told 'they check had been mailed along with the letter stating what amount was being kept'......never received this!! So Leticia said they would put a stop payment & reissue another check. Someone would call me when the check was ready. I waited another week....heard nothing from her so on 4/25) I called & texted her. She said to wait until I was contacted to come in for the check otherwise it would be a waste of my time to come in. By now it has been 39 days since I moved.......my reply to her was 'if I don't have my check by end of the day (4/25), I would be filing a small claims lawsuit - for which I was prepared and would win as they are only legally allowed 21 days to notify me of the amount being kept. A few hours later, I received a text that 'the check was ready to be picked up'. Having to go through all this was so ridiculous and unnecessary!!
If you are owed a security deposit - - please do not let this management company or any other company 'dick you around'.....fight for it!! I wish I would've taken these reviews more seriously before deciding to rent with Beachfront. Unfortunately, all the 1 star complaints are completely accurate. Our property manager, Emily, has been completely unresponsive to us since moving out of our unit when we were ensured we would remain in contact regarding a lease takeover/deposit return.
We notified her over a month prior to us moving out and requested all documentation for lease switchover, which was met every time with "I'll have to talk to my supervisor" 2 months later, we still have no idea what's going on.
Just a few other issues - our front door code was not set-up for the first 3 months of living there, and Emily made no attempt to update us about this. When my partner had the garage opener, I was unable to get into my own building. Residents cars were broken into in the garage (hence another reason why we needed the front door to work), mailboxes were left open, and overall getting into contact with ANYONE from this company is more headache than helpful. I have attached screenshots of text threads with our property manager to show how many times we had to request things (LIKE THE FRONT DOOR CODE) and how unresponsive she was. This can only be a reflection of the company itself. Please think twice before renting from this company. Overall, very very bad experience with MULTIPLE issues the whole time we lived in our unit.

I used to live with Beach Front Properties in East Hollywood for about 5 years. No complaints. This is a complaint about the property that's in Lynwood.
I request to tour the apartment on Imperial Highway. I heard back from the manager Shirley, and we agreed for me to see the 2 bedroom, 1 bath on a Monday at 4 pm. The day of, I called, and she told me she was running behind. I said no problem. I can go to my grandfather house in Lynwood until you get there. I never heard from her and she didn't answer the phone after.
The next day, I called her again. She answered and explained to me there was an emergency at another property , and she apologized. She explained to me that her son sometimes has her phone and that he autistic. I completely understood. So we set up for me to see the apartment for that Wednesday at 4 pm. She tells me the cleaning lady will show me the apartment.
I arrive at 3:45 pm with my daughters who are 3 and 1 year old. I called and called to no answer. I'm waiting out front of the apartment. The apartment front yard is in front of Imperial Highway and im waiting with my 2 daughters who want to run around. A neighbor ended up letting us in around 4:05 pm. The cleaning lady shows up at 4:25 pm. She was very nice and she showed me the apartment and it was perfect. The location is perfect too since it is a 5 minute drive to my daughter school. Isaid I want to apply right away. I had to go on the website to apply.
I could not find the application. I was then told of the application not online, and someone already applied. Yet I was told I was the only one to see the apartment. I asked how? I was then told that sometimes people apply for the apartment without ever seeing it. Sounds crazy to want to move somewhere without seeing it. She told me to call by next Monday to see if this person gets approved. I called. Never got a call back. I was pissed because Shirley wasted too much of my time. The fact that someone can apply for an apartment without seeing it didn't make sense to me(especially since other apartments since have told me different). The "contact us" function has been attempted multiple times, we've also tried calling the site directly, calling the office to talk to a manager, and speaking with a "regional", and sending emails to the bfpm site, but no response or follow up. Even when legal action was brought up, there seems to have been little care to the problem. They don't communicate and they give you a runaround. I rented at one of the properties and they are quick to charge you extra fees for things, claiming it's "tenant responsibility" but take forever to fix issues. If you have any kind of issue with the community property, you'd be jumping through hoops to get a manager or corporate that is responsible enough to even want to help you out with it.

I don't typically write reviews, but we have had such a bad experience with this property management company and feel compelled to warn others before leasing any units from them. We have not been able to get into contact with anyone who can help or acknowledge our complaints.
It is an absolute struggle to get a hold of the management company and property manager for any issues with our apartment. It has taken over a month for one issue to be resolved with another issue being completely ignored sine we moved in - we have totally given up even trying to get it fixed. We've gotten to the point of not submitting requests due to the headache / frustration that they have caused.
Additionally, we have to contact them for updates / eta on when things will be fixed rather them reaching out to us to provide updates or even schedule time for someone to come and fix it. They just assume we are at home and available at all hours of the day.
For one request, the person was over an hour late within the allotted time and had no idea why he was even at our apartment and what the issue was to be fixed. He had to FaceTime his partner / superior to explain the issue and ask what need to be done.

Follow up review. Big shocker followed the instructions from the "business owner" that replied to my negative review about their illegal withholding of part of my security deposit. He instructed me to fill out a form on their website which I did, and still no phone call or return email. Guess I won't hold my breath on any other resolution then taking them to small claims and getting my money back times 2 or 3. What a joke!! With all the emails I have back and forth with Stephanie and Forest corroborating my case once I get into court it will be a slam dunk!

Apr 23, 2024Previous reviewStephanie and Forest are pathetic at their jobs, totally unprofessional, and flat out lie to try and fleece tenants out of their security deposits. To make it even worse no one in management above them has the common courtesy to return a phone call to discuss my issues with the aforementioned employees. Called and left messages with their "boss" last Thursday and Friday as of today Tuesday no return call. What they did to me is illegal and I will see them in court. So buyer or in this case renter beware!! Also after reading other reviews I find it funny Stephanie in particular has some glowing reviews around a period of 6-9 months ago just before her promotion. Even before I moved out and had issues issues with her, I had other issues with her being noncommunicative and flat out lying to me as well. She had the Gaul to call me about 6-9 months ago and ask me to write her a positive review. Which of course I declined to do.

Beachfront Property Management is the absolute worst to come around. Manager Amy is consistently placing an exorbitant amount of notices on doors, sends a plethora of abusive and threatening texts and my unit has been entered numerous times without authorization. This is illegal! They need to cease and desist and allow us to live in Peace and Quiet Enjoyment. They have stolen from me, moved things and even broken items in my unit and refuse to take responsibility. BEACHFRONT IS NOT ALLOWED IN YOUR UNITS WITHOUT YOUR PERMISSION!!!vNow I'm being threatened with eviction again even thigh my Rent is paid. This company and its Staff ought to be sued for harassment, falsifying documents and disrupting my peace and Quiet Enjoyment!

They don't seem to care and tell me use other toilet. My point is, that Beachfront makes tenants wait weeks even months to make repairs. When they respond, they falsely accuse tenant of not allowing entry. I'm here everyday! We ALL KNOW ITS ILLEGAL FOR THEM TO IGNORE MAINTENANCE REPAIRS!!!
Jun 19, 2023Previous reviewRecently experienced conflicts with Amy Villegas Romero, acting manager and Ericka Aldaco, supervisor who served me with a 3 day eviction notice on June 6th, when my rent has always been paid on or before the 6th every month sobe 2012 same property. Since moratorium was lifted and even before threats of eviction were made all throughout the pandemic. This company and its staff are verbally abusive, argumentative and combative. They are accusatory, a constant battle with them to live in Peace and Quiet Enjoyment! This is a breach of my lease agreement. I'd like to include intrusive. It is illegal for any management company to use key to enter tenants unit. manager entered without permission, went through my personal things and certain items were missing. When are these management companies going to be stopped?

June's rent was made in part, due to waiting for companies, that owe me to pay me.They have always accepted partial payments. On June 6th, went online to pay balance and discovered they suspended my account. So now, it's required of me to pay by money order or @store. They never notified me of any changes until after the fact. This company has either entered my unit illegally or threatened to and took 6 months to repair water damage in my bathroom and also living room. So everytime it rained from 10/2022 to The last rains, water streamed into my living room causing some flooding and damage to the ceiling, floors and floor board during that time still I paid rent. This company is in non compliance of my lease agreement. Don't rent from them.
May 7, 2023Previous reviewWater damage for several weeks in my bathroom, caused by renovation in unit above me. Acting manager isn't scheduling maintenance nor vendor to make the repair. I called Housing and just so Tenants know, It is illegal for landlords to let repairs go. Rents can even be withheld without legal recourse and without retaliation by landlords.
Dec 28, 2022Previous reviewOn December 18th, 2022, I submitted a work order to check a faulty light switch. On December 28th, 2022 onsite managercame to my door demanding To check switch. I OPENED to let him in. He kept flipping switch and a number of times light intermittently turned on. He yelled at me saying there's nothing wrong with it. I told him to leave. As he walked out and in the stairwell, onsite Manager Chris Craig called me the antichrist and made a derogatory remark about my being a Christian. I have several emails by him, suggesting I need medical attention. 1. Responding to maintenance 10 days later is in Fact, ILEGAL! PLUS, a 24 hour Notice must be given. That is the LAW!
2.His opinion of me, is highly inappropriate, therefore UNACCEPTABLE!
3. Verbal abuse, is highly inappropriate, therefore UNACCEPTABLE!
In my opinion, a manager whose behavior is AS such,, should be reprimanded or fired.Dec 11, 2022Previous reviewBeachfront is telling me it's normal to have a leak in my living near sliding door. They must think I'm stupid. I've been living here 11 years and never had a leak before. The supervisor indicated in an email, that we normally dont have torrential rain in California. While that may be true, there isn't anything Normal about having a leak in my Unit. She canceled work order for repair. This is UNACCEPTABLE! Everytime I submit a complaint, they put an eviction on my door. Now, I know they are pushing me to move, because they want to spike the Rent. This is also, UNACCEPTABLE. I told them if they want me to move, pay me $21,000 to move. That is the Legal amount TO RELOCATE. They refuse. Then Beachfront needs to repair leaks and allow me to LIVE IN PEACE AND QUIET ENJOYMENT!!!
Sep 6, 2022Previous reviewThis company and its onsite manager keep harassing and hassling me over repair or painting schedule not coinciding with my work schedule. They had more than 2 months, to complete the work. I just went back to work and took last Monday off, lost revenue so they can paint and they canceled at last minute. So they want to paint tomorrow or Wednesday, be in my apartment all day and told me I can leave. I need to be present to oversee the workers and make sure 1. Nothing is broken again 2. Nothing is stolen again and 3. To make sure job is done to my satisfaction.
They don't seem to care and give me ultimatums and They are condescending, argumentative and combative.
I am inclined to report them to the BBB and sue for harassment. I want them to CEASE AND DESIST!

Apr 3, 2022Previous reviewi signed a lease with property in march 2012. when beachfront took over appriximately 2 years, i have been Constantly harassed by their managers and have been threatened with eviction for being in non compliance with house rules, which is completely false. i have been harassed on a daily basis by former manager zaporrah, former manager amy on a daily basis and new manager chris who all threatened eviction, even during the pandemic. i am in full compliance of all house rules and am a very peaceful tenant. i have the right to live in peace and quiet enjoyment. that is what this property management company promises and ensures. the are in violation of right to live in piece and quiet enjoyment. iask that they please cease and desist.

These people are a joke
They are suppose to be responsible for my property but I keep getting calls and emails and letters from a plumbing company requesting payment for past due bills for service provided. THESE INVOICES ARE GOING TO COLLECTIONS AND THE VENDOR PLACED A LIEN ON THE PROPERTY. They are not trustworthy and they don't do their job the will get you into legal problems.
