      I own a business in the Pruneyard Shopping center in Campbell, which contracts with BSM for all of the center's maintenance needs. I work with Leo to assist when issues come up. I find Leo to be extremely helpful, and professional whenever I worked with him. He is very friendly and always takes care of problems in a timely manner. All of the tenants are lucky to have him on the premises.

      If I could give zero stars I would. Please read this entire post before you even consider hiring this company.

      BSM was hired by my HOA and management company after my entire condo flooded due to a sprinkler in the unit above mine. When they first arrived the lead guy on my project was great and walked me through everything they were going to fix and repair and informed me they would be hiring subcontractors to replace my floors and tile my bathroom.

      I felt comfortable with everything he told and would check in with him once a week until he stopped responding. A few days and several texts later he informed me that he had quit his job earlier in the week. I was given no other contact info and had no idea who to get ahold of. I checked on my condo at least once a week and no one even came in my door for over 3 weeks.

      After those 3 weeks of absolutely no work being done and having to live in a hotel, the president of the company, Sal, sent an invoice and said it was done according to pictures he saw. Not only were the items on the invoice no where near completed, what was on the invoice did not match what I was told was done. Sal then told me I would have to wait ANOTHER week to have his team come back out. I said that was not acceptable since I was paying $200 a night to live in a hotel. I was also informed that the lead on my project was known for making unwarranted promises and he shouldn't have told me EVERYTHING was going to get fixed.

      I informed Sal of the items still pending. His team came back out and barely touched anything before I got another email saying, again, according to pictures they were done. I informed him once again that they were not and rooms hadn't been touched, they primed parts of door frames but didn't paint them, they didn't texture walls in the bathroom or paint them, they didn't even touch 2 other rooms. It would be generous to say that little work that had been completed was subpar.

      He sent his team out for a 3rd time to finally finish the work including my crown molding that was cut on the wrong angle and out together with putty. Work that then had to be corrected by another contractor that I was finally able to hire and pay out of pocket.

      Fast forward a year, and I realized my AC is no longer working. Come to find out when BSM was messing with my ceiling that was removed, my main duct was disconnected and never reconnected. After informing the HOA, BSM came out again to look at it. Sal refused to take responsibility and said that they didn't do any repairs in that room and it was never invoiced. How would he know what work was done or not when his lead quit on the job part way through and he never even stepped foot in my condo?

      Avoid this company at all costs. Pay a little extra to get even semi-quality work. I wish they never stepped foot in my home.

      BSM's Facility Group led by Sal is incredibly responsive and the workmanship they provide is far superior to what we are used to receiving for emergency repairs.

      They had a broken window boarded up within 30 minutes of my call to our Pinole location. They even sent me a picture of the work completed, so I would not have to drive out there and review the work myself on a Sunday.

      Very responsive and professional group.

      I have waited until now to be as diplomatic as possible about this incident.

      9/25/15 I left a business directly across the street from BSM and as I passed their right driveway (if you are facing the front of the business), an employee driving their work vehicle tore out of the driveway at an inappropriately fast rate of speed (for a parking lot/driveway). He headed directly towards my car (on Stanwell) and as soon as I "heard" his wheels skid with speed, my heart stopped, I looked up, and accelerated in time for him to not hit me. I emphasize heard because there was no time to turn to my right and act to move.

      I was so shaken, I pulled over. When I looked at the vehicle the driver had pulled out of the driveway and was visibly observed laughing at me. He then did a condescending motion with his hands- something like blowing a kiss to me, as he laughed and drove off. I took down his info and called the company. The manager "seemed" interested and concerned & claimed he would locate this employee and proceed with some sort of discipline as his behavior was not appropriate and he could tell I was genuinely shaken.

      9/28/15 the manager called me back singing a whole new song about how the driver had been a long time employee and had not had any complaints about him at all. He then hinted to the thought that I may have lied to him as he said he checked the camera showing "part" of the driveway this employee drove down and he thought it was not fast. I asked if this was why he called me back, to suggest that his employee is somehow above what I accused him of and that I was incorrect? I asked if he could even see me in his video or see his employee laughing and scoffing at me. He could not see much at all.

      This manager was stoic, officious, and rude and all he cared to do was protect his incompetently trained employee (incompetent at the least in the areas of customer service and driving). I told him I had better things to do than to call a construction/landscape business to lie about an employee's poor driving and disrespectful behavior- but now I know to tell anyone that cares to listen DO NOT USE THIS COMPANY.

      If this is how they treat the general public and potential customers, do you want to take a chance? Do they deserve your money?

      To the manager, "All you had to do was apologize profusely and (if you feel that in love with your employee), lie to me and say you will talk to him. But noooo! You pretended to give a care and had the nerve to call me back 3 days later singing a different tune and pouring salt in a wound."
      To the employee "Would you be laughing if someone did that to your wife, children or mom?"

      I wish we could fire them, but they're hired by the property management company and we're just the poor tenants who have to deal with what I presume is the lowest bidder. To be fair, it's possible that the property management company is crap as well.

      I met Jake at the Concord Garden Show as I was wanting to install some artificial turf. His company, BSM, was expanding out into doing some residential (they are mostly commercial building oriented.) After getting bids and meeting with several other companies, I am so happy we chose BSM for the work.
      BSM did a fantastic job on our front yard. To a man they were meticulous and paid attention to the details. The price was reasonable and the quality was top notch. I was impressed with the personal and responsive service Jake provided, he was there checking on things every day, and very hands-on which I liked. His full landscape design (we did artificial turf, a retaining wall, drought tolerant plants and irrigation) and crews brought to life exactly what I had envisioned for our yard, but even more importantly, it was done right. I recommend them to anyone interested in high quality work.
