I reviewed Dennis when I had been a tenant in one of his properties for ~6months. Having moved out of that property ~1 month ago (2yrs as a tenant there) I now have a more holistic view of Dennis.

Good: He is a very responsive landlord when you are there as a tenant, getting things fixed promptly.

Bad: Getting your security deposit back requires quite some effort. My roommates and I are at the point of suing him for the rightful return of our deposit, as our attempts to point out where we believe he has broken Philadelphia Security Deposit law have failed.

The tenants previous to us apparently also required the threat of going to court to receive their deposit back from him.

I've lived in one of Dennis's properties in University City, Philly with several of my buddies for the past 6 months and we've just renewed our lease for the coming year. Dennis has been great at responding quickly to any questions/maintenance requests/issues. He had our heating system serviced relatively quickly when we realized that it wasn't working properly as the temps dropped, and he had a replacement washing machine installed within a week when ours broke. We've had no issues with Dennis during our lease so far and expect it to remain so.
