So our story is as follows. We had been working with a Realtor for well over 2 years while living in Oregon and wanting to relocate to Arizona. Due to many different issues, we were not able to buy a home right off the bat, coupled with lots of personal stuff going on during the 2 years.
Needless to say, we had to rent. Now, moving out of state and proving to landlords and Property Managers can be trying and downright frustrating. However, that was def not the case with Desert Canyon Properties. After working out some issues with the agent ( she thought that we were needing a realtor, our realtor called her talked to and corrected the issue). We were still asking a lot of questions via email. Finally, our agent took a huge step and told us to apply and we were more than likely going to get the place we wanted hands down. So, we took the leap of faith and applied, and within 1 day we were approved. The agent Teri Parks was very kind, patient, and understanding through the entire process, she took pictures, and even short video clips of the house. She answered all of our questions, and when it came time to sign the lease, we were blown away at how professional Rita Weiss was with us during the entire process.
Now, I Will tell you this, we normally NEVER go through PM because of all the red tape, flags, and such, however, due to both Teri Parks AND Rita Weiss, We were more than over the moon about how well they treated us. With respect, honesty, and professionalism. They took their time and got us all finished up. We could not be happier at how smooth the transition was with Desert Canyon Properties, the efficiency was AWESOME. If I could give them a 10 star and above I would. We love our new home, the area and so much more about Arizona. We can not thank Teri Parks and Rita Weiss enough for all the help they gave us, support and so much more.

Terrible experience after they switched over from Aloe Property Management. All they cared about was if the check cashed at the end of the month. Didn't care about repairs until they felt it was potentially losing them money. Refused to let me speak to my property manager directly even in an emergency situation. I'd rather live in my truck than rent through them again.

I worked with a realtor to find a rental home in the Chandler area because I was relocating from out of state. My realtor viewed several homes for me, and would FaceTime me during the walk through. I did find a home that was being managed by Desert Canyon Properties. One of the property managers, Randi, provided the initial information regarding the rental such as the website to apply for the rental, etc.
After the initial contact however, communication with Randi was very hit or miss. She said she would send me an email with information regarding the various utility companies used at the home so I could get accounts established, but she never sent an email with the information. Finally, 3 days before I was supposed to move in, I contacted my realtor who was able to get the names of all the utility companies I would need.
Randi met me at the home to give me the "keys" on the day of the move in, but all she had was a garage door opener and no keys for any of the doors. She said her handyman would come and make a set of keys for me. That took 9 days. She also said she would send me the move-in check list via email, that finally happened 3 1/2 weeks after move-in. A walk through was never done, so I listed everything that needed to be fixed on the move-in checklist thinking that they would fix everything, but almost a month after moving in, I have yet to even receive an acknowledgement that I sent the checklist, or that it was received.
My biggest concern is the master bedroom carpet. The carpets were all shampooed prior to me moving in, but by day four, I noticed significant stains appearing on the carpet in the master bedroom. I called a professional carpet cleaning service to get an estimate. I was told they are pet stains embedded in the padding, and that they would have to do a sub-carpet cleaning to get the stains out of the padding. It would cost $140-$160 to do. I sent Randi a text asking if the owners would either pay to have it done or replace the carpet. I included several pictures, but was told that it was a cosmetic issue so the owners would not be paying to have it cleaned, nor would they replace it. So I either have to pay for it myself, or live with the previous tenants disgusting pet stains in my bedroom for the next 11 months!
I am thoroughly displeased with the lack of concern, and unprofessionalism of Desert Canyon Properties, and would not recommend them to anyone!!! Beware if you are a renter, if you are the owner of a property they may work great for you, but as a renter they are worthless.
In your response about the keys....it was stated since I was going to be out of town, the person who was going to re-key the house could leave them on top of the dryer, which was right off of the garage. You said it would be done in a couple of days. That eventually did happen but not until I contacted you again and asked when the locks would be re-keyed (9 days after moving in).
As for the carpet stains, there is one picture in the listing that showed the master bedroom carpet and it was taken from a distance so you don't see the actual stained area, it looks more like a shadow on the carpet from the door. I would be more than happy to post pictures here of the stains, showing that you knowingly rented a property with embedded pet stains if they were there in the listing photos as you stated.Helpful 2Thanks 0Love this 1Oh no 1Business owner information

Having just seen your review that you left for my company on Yelp, I feel like there has been a miscommunication of sorts and I would like the opportunity to clear everything up.
Let me start by saying that, I'm sorry that you feel you've been ignored, it was not intended. You messaged me on Tuesday and I immediately put in a request with the owner about the carpet issue. They travel for a living so I haven't heard back for any approvals. Understand that this is a cosmetic issue and not a required fix. Since both, we and the owner have received proof of cleaning, so it is not something that the owner must do as 'stained' is not dirty, it's simply that, a stain, and I cannot fix it without the owners approval. I truly wish that your realtor would have been more observant/explained what was seen, because these marks have been here since the owners lived in the house and they are visible in all listing photos.
All other requests were taken care of in a timely manner. Our hired handymen do not work for us, but are freelance. They have schedules that we must abide by, as well. We discussed upon meeting that you needed to submit all requests for services via Appfolio portal so that the requests can be linked directly to the handymen and in turn the tenant will be updated on all progress. Failing to do so is what results in a laps of communication. This is how our system works and how scheduling can be assigned in a timely manner. We have over 250 properties that could need something at any moment, so we need to keep things organized.
I hope that you understand that we are always doing our best to take care of all parties involved and that some things take time, and if they're non-emergent, my hands are tied until the owner makes a decision. Which, is entirely up to them.
I must stay within the bounds of both parties and their signed contracts as a property manager. Please understand, I could no more replace/re-clean this carpet, with out approval, than I could replace a discolored baseboard. I must have approval.
I will have a company contact you for a quote for the master bedroom, but I cannot guarantee that the owners will approve the cost of replacement, but will re-clean the carpet.
As for the key, you told me you would be out of town for two weeks and to take our time, there was not a rush. I told the locksmith once you moved in, you had the keys by the time you got back on the 9th. - YeremiYah Y.Thousand Oaks, CA2851Sep 17, 2019
Desert Canyon was an incredible company to work with I lived in there properties a total of 3 yrs and the first 3 yrs were amazing. The last year we hit some bumps but we made it through. Grateful for the time we spent here thanks again for being such great landlords desert canyon! Teri you're amazing!

Update 1/13/20: In my final payment of rent Rita charged me a repair fee from my home warranty company that I had paid directly to my home warranty company over the phone immediately after the service was completed. She tried to charge me for something she knew she NEVER paid for and was never invoices for. Conveniently there was also about $260 missing due to a 'system' error.
Desert Canyon is THE most unorganized, unprofessional and incapable company I have ever come across. This company misled my tenant in what came with the home and told them items existed which did not - after the lease was signed and the tenants realized items weren't there after they were promised them by the tenant they tried to get me to install them, when I refused they dragged their heels in making in right with the tenant. In one MONTH as my property management company they lost the keys the day after I gave them to the manager, left my house unlocked while it was unoccupied and then blamed it on me, when I informed them it definitely wasn't me they tried to blame a neighbor who doesn't even have a key to my home, while standing in my house I asked when my property would be cleaned and they said it was being cleaned "right now" (which it very obviously wasn't because I was physically there and there was no cleaning crew....) the cleaning "crew" they did send ended up being 2 dudes in an unlabeled truck who also brought their 7-8 year old children to play in the house while they were doing a poor job cleaning, it took them NINETEEN DAYS to reach out to me about a maintenance issue the tenant was having and I ended up having to handle everything myself. I had to ultimately get in touch with the tenant to get things fixed, only to find out Desert Canyon had lied to both myself and the tenants on several occasions and told them I was refusing to pay for maintenance issues they hadn't even informed me about . When I called to terminate the contact the assistant literally CRIED down the phone. I worked with Randi on a rental property that I bought while living out of State. She was excellent from the time I first thought about buying until the tenant was placed in the property. She provided me with market analysis, her own personal opinion on trends, hooked me up with a great "handyman" service. Unbelievably quick with all communications. She was able to coordinate everything from getting the carpets cleaned, to setting up electronic billing and statements for the property, to background/credit checks, securing the unit, granting access to folks who were working on the unit, everything. Especially in Maricopa where I have had bad experiences in the past, this lady and her company are standouts from the rest of the pack. I am now thinking about other investment properties there since this experience has been so smooth and pain-free!

Desert Canyon Properties is a wonderful realty here in Arizona. I absolutely love the staff they are very friendly and I couldn't be happier!!!! I relocated from the mid-west 7/15 and the staff here helped my transition tremendously! Teri is the perfect property manager and on top of any concerns I have. I would highly recommend this company for any rentals/property because I plan to use them in my future:-)
