Four Twelve Roofing

Aaron is a great project manager and the Four Twelve team was really easy to work with when we discovered a leak in our roof. Fair pricing, quick and responsive, and best of all our resealed roof looks like new. Highly recommended.

Seems very computerized in business. I'm not sure whether this is good or bad. You have to give them a try to know.

Review of my experience with Four Twelve Roofing:
TLDR: I spent $30k on a new roof with them and it has leaked 2x in less than a year and I am still waiting for them to fix the current leak as the melting snow continues to cause damage to my ceiling.

When I first bought my home and encountered a small leak, EVERYONE told me to go to FourTwelve Roofing because they were considered the best. I had a quote from my sellers for a roof replacement for $10k from another company but checked in with FourTwelve due to numerous glowing reviews. Their quote was about $30k for a 15-year warranty for labor and materials (with some additions not in the other quote for two skylight replacements, adding a bathroom vent, and rooftop access). They also explained that the other quote was to add a new roof to my existing one, but they would do a full tear-off, so it cost more.
From the very beginning when the project started in Jan 2023, red flags were raised for me as the project manager did not confirm the day they were going to start work. It was a rainy week, and they mentioned that it might cause a delay, and it was only a day or so from when they were supposed to start. I had a conversation with the project manager before they arrived to express my concern about communication and the potential for problems in attention to detail in their work. He apologized and assured me everything would be fine with the project. Several other things happened that I was unhappy with (e.g., the historic replica skylight I paid for not being a replica of my skylight, the rooftop hatch having a broken handle, and them not including the drywalling around the rooftop hatch as part of their bid, planning to leave a gaping hole into my attic - seriously, insulation was falling down from the attic into the room they installed it in). I had already shelled out $30k for this work, so why would I be okay with leaving this unfinished like this? They eventually fixed all these things, so I never wrote a review, and I let it go.
However, in September 2023, one of my tenants reported leaking in her room during a storm. I had smelled "wetness" in my room in a prior storm but convinced myself I was imagining it since "the best" company had just done a full replacement. Sure enough, I went in, and there was water pouring into her room, and she had to move her stuff out of the way. FourTwelve Roofing came out and fixed it. I was told there was a hole above her room, and they fixed it. Again, I let it go despite it causing damage to the ceiling in there because maybe it was a freak accident. I haven't bought a ladder to access the roof, so I know no one living here caused the damage by walking on it or anything.
During this recent storm, I realized that there was bubbling in the paint on my ceiling, seams were suddenly appearing that weren't there before, squishy bubbles to the touch along the plaster wall, and very faint brown water streaks coming down the wall. I called FourTwelve last week and asked to speak to a manager as I had called and left a message before, and no one called me back (and also this is ridiculous; it had not been even a full year since the replacement was done!!). A supervisor said he would come out yesterday with a crew, but no one showed up. I called at 3:30 pm and was told they don't know what happened, but I should give them grace as everyone had already gone home at that point, and they would call tomorrow morning to schedule something. They called this morning and told me a crew could come out, but I said that I wanted a manager to come as that is what I was promised - a full review of the roof to inspect the original install and identify all possible issues, not just what I am seeing the effects of. They just called back to say they can't send anyone before next Monday. I told them to just send a crew and then a manager later on. The person I spoke to said they will do their best, but it didn't sound likely anyone is coming before Monday from her tone. The damage will continue as the snow on my roof melts...
I have never even spent anything close to $5k on something for MYSELF. $30k is a lot of money to me; I am still having to pay back the loan I took out to do that work in the first place. And now I am staring down having to do expensive plaster repairs with money I don't have to fix FourTwelve's shoddy work. I would say I could cry over this, but I already have. This has been long-winded, but I want to share my experience so that others don't go through the same. The hefty $30k investment did not ensure quality, and the guarantee on workmanship proved unreliable. You will be stuck begging them to come fix their work, and you will be the one to figure out how to resolve the damage it has caused to your home. I honestly don't even know what to do at this point; I imagine calling another company will void my warranty. I regret this so much.

Disappointed to report our new roof is already having issues and leaking. Less than 2 months after a full replacement we now have extensive damage to our ceiling inside (dry wall falling off). FourTwelve has sent a crew to repair once but the leaking continues. The company has been responsive to our issues but understandably we are upset that a brand new roof replacement continues to leak and cause such stress.

I had a very positive experience with Four Twelve Roofing! JP quickly came out to my home to review what needed to be done. He was thorough and took the time to explain the several service / repair options we could take, no pressure sales at all. He was clear that it would be a month before they could complete the work, but it was non-emergency work and this timing was the same case with all of the several roofing companies I called.
They ended completing the work even a couple of days sooner than scheduled due to good weather. On the day of the work Will was communicative, and sent photos of the work when completed. In all, there were no surprises, clear communication and billing from the main office too. Highly recommend!

Replaced both roofs in an historic district. Great service from the estimate to scheduling, performing the work, and closing up the job. Four Twelve took the time to get to know the job, work out any uncertainty, and then followed through with every commitment. They didn't over promise, making me a partner in knowing what was going on, why a hiccup could occur and what to do about it. They treated my neighbors with respect and care, too. I can't recommend them enough, and will gladly call them when it comes time to replace the garage roof.

I decided to hire a Four Twelve to replace my flat roof after another unscrupulous company cost me thousands of dollars in repairs from bad roofs. Four Twelve was easy to deal with and gave me a very reasonable price, even though they had to raise the estimate after seeing how much old material was on the roof. They were prompt, friendly, and knew what they were doing. They pulled off a small mountain of used material and put on a clean bitumin roof, replaced the flashing, and corrected a faulty gutter. The only glitch--and thus the four-star rating--was that they didn't have a good plan to get that mountain of old material off my small property. In the end they came through, but it was a bit of a hassle. Otherwise everything was good, I'm pleased, and I would recommend them to anyone.

Four Twelve recently did some work for us sealing some gaps in roofing material and resetting the pitch of a rain gutter. The gutter had actually been worked on by two other roofers before, but it took 412 to get it done just right. The cost wasn't cheap but it was worth it for quality work--shoulda just called them the first time.

I was impressed with how quickly they came for the initial review, followed 2 days later with the estimate and work started thereafter in a timely fashion. First. Their price beat competitors. Second. I was impressed with JP. He understood that large portions of the roof foundation would have to be replaced as well as the pieces in the overhang. A new gutter replacement was included. The team arrived and stayed until job was done, even working through a light rain. The debris was collected every night. Everyone I interacted with at 4/12 was courteous and reliable. Yes. I definitely recommend this company.

My city row home roof was a mess--it would leak every time it rained! Paul from Four Twelve came out and did a fast and thorough review of the state of the roof and provided a very reasonable quote with pictures. Two weeks later a friendly 412 crew came to my home and repaired the roof and gutters in a single day. There has been no sign of water entry since! I would recommend 412 to any friend or neighbor!
