I recommend Habitation Investigation to many clients - they have several experienced inspectors so they can get a property scheduled quickly. In the current "fast market" you need to get the inspections scheduled and completed in a timely manner. They do a range of additional inspections depending on client wants or needs. Reports include pictures and descriptions.

I am a real estate agent and was very impressed with Chris, he came out to the property on last minute call, (2 hours before closing) he inspected repairs that were completed by a contractor. Chris was very professional, went through all the areas that needed testing/inspection, he made great recommendations and saved our deal by providing my buyer the true report and peace of mind needed before making the biggest purchase of her life.
Chris, knowing we were closing within hours, sat in his company vehicle and prepared the report for my buyer for her to have before heading back to his office. Apr 16, 2022Previous reviewUnfortunately the inspector didn't see or test the windows in the property I bought so I assumed since they weren't on the report they were okay. There are 6 windows that don't lock or don't open due to rust, missing locks, broken glass panels, that were never inspected. Now I am stuck with replacement because I didn't have that to bring to closing for remediation. The person who did the inspection was a nice person but I'm shocked at the basic things that were not even noticed. As a home buyer you need and hope people are looking to help since so much money is involved. Just be wary if you do use this business, that you double check reports and make sure items are being inspected to protect yourself.

I highly recommend using this company for home inspections. They were extremely thorough, and always in contact with me. There were some unexpected issues that came up on the sellers part (i.e seller was late, brought wrong keys to let him in, then argued on whether there was mold in the house or not. Laura was the coordinator for all of this, and James Hane was the inspector. Both were very patient with the issue we had with the seller. I would never use a different company.

I think they did a decent job. They missed the 100 amp wiring going into a 200 amp panel when the report said nothing was wrong with it. However what really bothered me and the only reason I'm writing this is I got a call yesterday and today from "them". I got a message saying to call them yesterday and it seemed urgent. I get another call today and they say they are from habitat investigations. It turns out they sell your information to a company trying to sign you up for cable and other services you might need when you purchase the house. I didn't pay $400+ for you to sell my information to telemarketers.
Edit: I just went through my emails and never saw anything about opting out. I see a bunch of other emails from your company, but not that one you mentioned.
Edit 2: I paid extra for the termite inspection which some how didn't spot the termite tunnel in the basement. The bank appraisal actual shows it, but I thought it was just the carpenter ants that you wrote up. We do not sell your information. We also explain in the email that had the report link with this:
"The warranty company (RWS) will also provide you a great discount on a security system if desired. They will email you first before trying to call you. They email first out of courtesy and to give an option to opt out. I understand that it is a good offer.
There will be a person from a concierge service we provide to you to make switching/turning on utilities as easy as possible. This helps a great deal since moving is such process we help to take this task off your plate.
We are also setting you up with program called Home Owners Resource. It is a membership based service that provides homeowners with easy access to the information they need to properly maintain and manage their property. They will email you with details of this program. We are setting it up for you for free."

I had them do an inspection on my home before purchasing, as needed for the loan approval. I contacted Jim and he was very helpful. Unfortunately, the inspector for my area was a young, inexperienced guy, but I really only needed it for the loan. Honestly, I caught more concerns then he did, but my biggest complaint is the "termite inspection" that I paid extra for. He literally had no idea what to look for and I discovered 2 years later that termites had been working on my sill plate for several years. After thousands of dollars in treatment and repairs, the termite guys showed me exactly what young buck should've caught. The owner seems like a good guy, but there's a lot to know before letting the guys off the leash if your name is on the business.

I have used Jim for two inspections now. Compared to other inspectors I have used and priced, I find him to be the perfect mix of affordability and professionalism. His reports are high tech, detailed, easy to follow and extremely useful, and for slightly less than some other inspectors out there.
He is extremely thorough - climbing into attics, going out windows to inspect rooftops, checking garages, taking tons of pictures...these are all things that if you've had many home inspections or watched much HGTV (Holmes on Homes, mofos!!!), you know many inspectors will skip.
While you don't have to be there for the full inspection, both times I used him, I was there about the whole time because I really like to get a good look at the place too, and sometimes a showing isn't enough. Jim was fine with this both times, and while I didn't follow him around like a puppy dog, when I did have questions about things I noticed, he made no qualms about my interruption and addressed my concerns.
In addition to the inspection service, he provides a wealth of follow up information, suggestions, discounts, and the like. While you don't have to take advantage of these, you may want to, and the offer doesn't hurt. He also has these really rad promo items that act as a skid stop for your phone. One of the best giveaway items I've ever gotten. I asked for extras after the second time I hired him. This company was hired to do the inspection for our buyers. They came to the property at 9am and the water was not running do to the below freezing temps we had the night before and current day. He turned the sink faucet into the on position and left it there, full blast, aiming at the center divider of the sink. When I got to the property that afternoon to check in on it the water was blasting and splashing everywhere. All over the counter and floor, creating giant puddles and running off the counter. When I called him all he said was that didn't make sense, the water wasn't running while I was there. Um, yeah but it will eventually start flowing! You don't just leave a faucet full blast and leave. He was told that the main water to the house was NOT shut off and that it must be the temps. What he could have done, knowing the pipes were having a hard time with the freezing temps, was to ASK if I would like him to leave the faucet slightly open in the on position over the deep portion of the sink making sure it wasn't blocked our anything that could cause it to flood. What a mess! Water everywhere and being wasted for hours! No apology. Nothing. I would never trust an inspection to any property with someone lacking such common sense and courtesy. Inspectors name was Larry.

When our inspector left the home there was still no water flow Apprx 11:30 am. The seller was informed very shortly after starting the inspection that there was no water flow. We did not hear back regarding the water until well after our inspector had left. As per standards we do not turn the main water shut off. Would not have worked anyway if frozen or off at the street. Sometime after the inspection the water began flowing. We we told a variety of stories, such a sink was clogged, stopper was in the sink and then that the water was splashing up from the sink. The seller (one of them) arrived around 2 pm sees the water mess and then chose to do nothing to clean it up letting water just sit there on the floors. They were told to get someone there to clean up. They did nothing. We find out they did nothing the next day so we then hired a company to clean it up and to dry the area paying for it ourselves. We were there with the buyers agent and the buyer the day after the water occurrence. They noticed nothing different in regarding to flooring or stains. We did hire someone to dry the area further. We take of issues if we are to blame, however we took care of and paid for this one despite it occurring after we left and the sellers neglect to clean things up in a timely manner.
