SAVE YOURSELF AND RUN AWAY FROM INSPECT360!
If I could give negative stars, I would do that. My home inspection in Farmers Branch was completed by Inspect360 in November. I moved into my house, and have repaired: the water heater, the garbage disposal, and the electrical outlets. The electrical outlets were installed upside down, but the inspector did not catch that. They also said the garbage disposal was brand new, and it was not. There were parts that were disintegrating. There was no hot water when I moved in because the water heater was failing. Inspect360 did not catch that either.
I also now have a massive line break in the water line. Instead of water properly draining to the outside lines, I have a swimming pool under my house that is a grotto from hell with a private entrance.
But, wait...it gets better!
Inspect360 never checked the sewer lines because they "could not find the cleanouts" so it is not their problem. The cleanouts were outside next to the AC unit. Apparently, the cleanout units needed to be dancing around with arrows pointing towards them order for them to be seen.
It gets even better!! Because Inspect360 was completely negligent in their ability to inspect anything in the house, the burst pipe was not detected...and it severely damaged the drywall and the wood studs. So, I now have soaked wood in my home, damaged drywall, the lone bathroom is unusable, and a restoration company drying out the damage.
But it does not end there!
Because Inspect360 did not bother to locate the cleanout valves, they did not notice that the plumbing was pitched incorrectly. So, there is now a trench akin to a WWI European Front in my backyard because the pipes need to be addressed so water does not continue to collect under the house.
But, wait, there is more!! I talked to Ed, who manages the inspectors (or owns the company, not really sure). He had ZERO intention of assisting me or even listening to the situation. He talked over me, told me how I was wrong and "all of this was in the report" (that is not correct), and then hung up on me. I am not sure if this is how he talks to everyone, or women, or just people that suggest his inspectors might be human and make mistakes.
Just know that if anything is listed in the report, the response will be to have a licensed professional follow up (or something to that effect). That tiny phrase is their get out of jail free card. And, if something is not in their report (like the missed electrical issues where the inspector photographed the new outlets being tested but none of the old outlets that needed fixing), Ed will tell you that it was covered because he spoke to the inspector. So, the report works when it benefits them and is ignored when it does not.
I have lived in this house for three months. I have no idea what these people inspected, but it was apparently none of the items that actually break.
I contacted Inspect360 to use the 90 day coverage for the first round of plumbing and the electrical and they said they could not help. So, not their problem after paying them to inspect the house. I contacted them again this past week and submitted all of the paperwork again. It has been four days and...crickets.
They should be embarrassed.
Do not use this company if you value your sanity, your money, and your investment. Call a plumber, an electrician, a foundation person, the HVAC person, and a roofer to get actual information on your house.Helpful 0Thanks 0Love this 0Oh no 0Business owner information

Jennifer, thank you for your candid feedback. We know that homeownership can be overwhelming and frustrating at times, and it is our goal to provide you with the best information available to us at the time of your inspection. And, although having an inspection does not guarantee the future performance of your home, we know that NOBODY likes surprises after they move in and that is why we offer the third party warranties with Residential Warranty Services. They are very good about helping with issues or conditions that were not apparent or may arise after a buyer takes possession of the home. Residential Warranty Services has confirmed with us that they have reached out to you multiple times and requested receipts and itemized list for the claims you have submitted to them. Again, this is a third party company and we offer this warranty service free of charge. We are not looped in with the process with the warranty company so I'm not sure why you heard crickets when you submitted your information to the warranty service. We would recommend you follow-up with the company to see if they have received everything. Items noted as deficient in your inspection report would likely be considered Pre-existing issues and may not be covered under the warranty. This is likely the reason the disposal claim was denied.
Jennifer, we have reviewed the report with you several times and as documented in your report, the 1957 built home had over 60 deficient issues for concern. Of the items you have mentioned in your review, in section 6 of your report under Food Waste Disposers you will see that we observed an unusually noisy disposor with loose wiring at the time of the inspection. Section 4 of your report shows the water heater was working properly at the time of the inspection with hot water verified at each faucet, however it did not have a drain pan installed. The photo of the water heater in your report shows the water temperature set to Warm which can be adjusted to your preferred temperature. Regarding the sewer line inspection, the sewer cleanouts were not visible to the inspector and we can not move items or excavate for cleanouts. In this case you stated that clean outs were located to the left of the HVAC unit and visible, however, a photo under the foundation section of your report shows a hose reel at this same location and was likely covering the cleanouts at the time of the inspection. We reimbursed you for the sewer scope because we could not locate the cleanouts at the time of the inspection and recommended you have a plumber perform this service. Regarding your electrical system, the "upside down" outlets were all in working order and are not considered deficient just for being "upside down". Many electricians commonly installed outlets upside down to designate that those outlets were connected to an on/off light switch in the room. As for the other electrical issues, as you can see on section 3 of your report we listed many issues that were found. The electrical panel was not labeled properly, no AFCI installed, a Federal Pacific panel in place which is known to have various problems and/or deficiencies, conduit protecting the wires under the electrical meter cabinet has pulled loose and need to be resecured for reasons of safety, an open electrical junction box, no GFCI protection in all required areas, multiple locations throughout the home had one or more receptacles having open ground connection, as well as smoke detectors missing from rooms.
As always, when a home has this many issues we recommend you contact licensed specialists to evaluate these deficiencies and they will give you repair estimates so that you can request repairs (or concessions) before you purchase the home. As you have stated in our conversations, you did not address many of the deficiencies that were identified in your report before buying your home, and unfortunately they are now your responsibility.Feb 18, 2023Previous reviewIf I could give negative stars, I would do that. I would highly recommend Mr. James Miller with Inspection 360. His inspection was thorough, even called a roofing contractor to inspect the roof, as well as assessed the foundation and flooring. Two services I thought went above and beyond any other inspection company I have ever used.
