Maple Leaf has been very responsive to any issue we have had, and have made the leasing process and the re-upping process very easy.
We are starting our 3rd year in our rental house, and have been extremely pleased with our leasing agent, Lee, and her assistants.
Maintenance has been quick to respond and have sorted any problem.Helpful 0Thanks 0Love this 0Oh no 0 - Ambet N.Vancouver, WA539Dec 21, 2023
Dat did an excellent job applying a prompt long term fix to the maintenance issue that arose!

I've been using Maple Leaf Property Management to manage my condo for the past year and a half and have been really happy with their services. They found us great tenants and seem to take good care of them. I appreciate that they don't use predatory tactics - seems hard to find these days. Becky is our agent and she is wonderful!

Great experience as a renter through Maple Leaf so far. During the viewing / contracting phase agent C was more than happy to answer any questions regarding the lease and even came over on a weekend to let us see the home one more time before we signed.
During the first week they sent over maintenance personell to deal with any little fixes we found were in need, small and big, no questions asked.
And long into the lease the agent was constantly availble to help on anything that arose.Helpful 0Thanks 0Love this 0Oh no 0Business owner information

Moved in to one of their buildings recently and have had a great experience so far.
My property manager Becky was especially helpful and responsive through locking down the lease and communicating about move-in day procedures.
My move-in coordinators and facility manager were also very patient and friendly.
Keep up the good stuff team!Helpful 0Thanks 0Love this 0Oh no 0Business owner information

That's wonderful to hear that you've had a great experience with your new building! It's always a relief when property managers and staff are helpful and responsive during such a critical time as moving. It sounds like Becky, your property manager, went above and beyond to ensure a smooth lease agreement and move-in process. Having patient and friendly move-in coordinators and a facility manager is definitely a bonus too. I'm sure the team will appreciate your encouraging words. Happy living in your new place!

This is my first ever Yelp review. The move-out experience with Maple Leaf has been frustrating enough to warrant taking the time to write this.
After 4 years as upstanding, low-maintenance tenants, the move-out process with Maple Leaf has been quite frustrating. We had $750 withheld from our security deposit without any explanation, as required by law. Maple Leaf is still not responding to our several emails despite being well past the 3 week time allotment. As tenants, we had several inspections per year, and no issues were ever raised. We also paid nearly $1000 dollars for complete apartment and carpet cleaning at the time of move out. Our Maple Leaf representative met our cleaners at the apartment at the time of move out. We inquired several times if there were any issues with the apartment or the cleaning at that time and no issues were raised.
I would look to rent from another property management company if possible.Helpful 2Thanks 0Love this 0Oh no 1Business owner information

thank you for taking the time to share your feedback with us regarding your recent move-out process. I want to extend my sincerest apologies for any delays and confusion that occurred in relation to your deposit refund. At Maple Leaf Property Management, we strive to deliver exceptional communication and customer care, and it deeply saddens me that we fell short of your expectations. I'm glad to hear that your property manager had a conversation with you on August 3rd to address the reasons for holding your funds. It seems she made efforts to negotiate with the HOA regarding the $500 fee, which she believed to be excessive due to the incorrect use of the elevator. While this negotiation process proved challenging, she was ultimately able to reduce the fee by $400. I apologize for any inconvenience caused by the extended timeframe. Furthermore, I understand that there was an ongoing discussion between your property manager and the owner to accurately determine the amount for the TV mount damage, which initially resulted in a $750 hold. Although this process took longer than anticipated, I apologize for any frustration caused. Eventually, the fee was reduced to $330.75. I genuinely apologize for the frustration and inconvenience you experienced throughout this process. We are aware of the need to improve our procedures to prevent delays and complications in the future. Your feedback is invaluable to us, and we appreciate you bringing this to our attention. Regarding your security deposit reconciliation, I believe you have received it this week. If you have any further questions or concerns, please don't hesitate to reach out. We are here to address any lingering issues and provide clarification where needed. Once again, I apologize for the inconvenience you encountered. We value you as a tenant and appreciate your understanding and patience.

One of the worst businesses with whom I have ever worked. I am disgusted by their lack of professionalism and knowledge. I am shocked at how inept these associates have been.
I am under a one year contract with them and thus far, they have failed to rent my house for more than I was on my own and cost me over $10k. The agent is frequently stymied to come up with any solutions leaving me to coach her to try new ideas!! Just moments ago she sent me an email saying "such a bummer" when she neglected to inspect thoroughly and I'm now out another $800.
I am appalled with this company. I don't know about anyone else but I can't throw $11,000 out in less than two months because a property management service is a mess.
There have been many, many days when I haven't been able to afford food because this venture that is supposed to be making me money is costing me far, far more than I can afford. I am literally going without food because of how horrendously this agency does business.
I sincerely advise anyone considering Maple Leaf to go elsewhere. I have dozens and dozens of examples of poor service and will never work with this company again. As you can see from their response, they change their story at the drop of hat, blame everyone else, and are unable to be solution oriented. They are simply bad at this work.
Edit: if you look at their reviews within the past 18 months and use a plug in to remove suspicious reviews (there are multiple available) the revised star rating for this company drops to a 2.6 - Something to be aware of.Helpful 2Thanks 0Love this 0Oh no 0Business owner information

We feel and understand your frustrations. Getting a home market ready can be costly.
Unfortunately, your past tenants (NOT tenants placed by Maple Leaf Property Management) created an inhabitable home, leaving behind a wake of damage, broken items, and filth. We have been diligently working on all necessary repairs to make the home habitable again. We have also found and placed great tenants for top of the market value. The suggestion to repaint the interior of the home was not forced but suggested. To date, this has been the biggest expense on your account and one that was opted into by you to get the home rented quickly. We find that homes languish on the market when they are painted in bright unagreeable non-natural colors.
The home was inspected at the beginning of management and once again before tenants move in. What we thought was going to be an easy repair turned into an item that needed to be replaced. This was not an oversight on our part nor was the damage related to anything we caused since taking over management as you stated.
Again, we understand that dealing with your past renters who created so much damage can be tough and costly. We also feel we have done everything in our professional scope to step in, coordinate vendors and get you back into a position to generate rental income. We are sorry that you do not feel our level of service has not met your standard. Our contracts are month to month with 30 days’ notice, so you are not obligated to stay with our firm. We do not appear to be a good fit for you. - Kevin M.Bellevue, WA01Jul 4, 2023
We have enjoyed our time with Maple Leaf and have always been impressed by their intensiveness to any issues which came up which were very few.
I would highly recommend Maple Leaf Property Management.Helpful 0Thanks 0Love this 0Oh no 0Business owner information

Thanks so much for your review, we love getting feedback from our tenants and we take pride in our customer service - especially at the end of a tenancy. Thanks for taking the time to spread the word!

Bad news. I rented a high end condo. They treated me like a slum lord would.
I was an ideal tenant and lived there for 2.5 years. Never late with a rent payment. Neighbors liked me. I did everything by the book.
They didn't. I was without an oven for 55 days in the winter and over the holidays. They gave me a toaster oven. I noticed mold and told them my girlfriend was deathly allergic to it. They asked if she was on the lease then dismissed it. Apparently the health of visitors doesn't matter.
When moving out they insist that you have the carpets and apartment itself professionally cleaned. Forget about doing it yourself. Of course, they provide a list of the preferred vendors ($$$) they expect you to use. If you don't, look out. They'll hound you incessantly for information about who you're using and your full "cleaning schedule."
I paid for professional cleaners and also had the carpets professionally cleaned well before I had to be out. The place looked immaculate. They still had the audacity to hold part of my deposit for "cleaning." Probably for not using their people.
Moving is hell. They make damn sure of it.Helpful 2Thanks 1Love this 0Oh no 0
