I rented an Airbnb located inside of this building for a long weekend and I think the whole building set up is probably more of a 3.5, but I'm bumping it up to a four because the actual apartment was really nice. Whether you're thinking about living here or staying in an airbnb, or are even stopping by to visit some of the offices and attractions inside of it here are the pros and cons.
Pros:
1. The apartment we stayed in was modern, clean, and really nice. Two bedroom, two bathroom, loads of natural light for a historic building.
2. It's a historic building and has a lot of architectural charm both inside and out.
3. It's centrally located in downtown St. Paul near public transit.
Cons:
1. The parking situation is BAD. The lot that is assigned to this building is connected, but only during the week, so if you want to get to your car without having to walk outside the building and around the block at any time during the weekend you are SOL. To make matters worse the actual lot is is very bad condition. It's a very aged parking garage that is not well maintained and seems to attract a lot of homeless. I didn't feel safe walking through the stairwell when the link to the building was closed.
2. While the location is central and neat to be downtown, there isn't a ton around you. Walking to the nearest grocery store will be a 10-15 walk minimum.
3. It can be hard to navigate this building and they are in need of much better way finding. There are two stairwells that connect the two different parts of the building and it was easy to get lost if you don't come in and out at the exact same points. I'm sure you'd get used to this if you lived here, but it is kind of a pain. We encountered folks on multiple occasions searching for a museum located inside, and there were no signs to help.
Overall, it's a bit of a quirky, charming, and beautiful old building that if I lived in St. Paul would totally be up my ally. What would deter me from living here would be the neighborhood, but only since the parking is such a mess. If they fixed the parking, I think I'd be more interested in this place both as a renter and as a vacationer in the future.Helpful 5Thanks 0Love this 3Oh no 0Business owner information

Upon moving out of the Pioneer Endicott 9/2020, after having lived there 2.5 years - the leasing manager charged us against the security deposit for multiple items that were definitely not as we left them. $400 in additional fraudulent charges. He sent pictures to supposedly prove the "very bad condition" we left the unit in, and the pictures were not even taken in our unit! (e.g. one picture was of the blinds from a window facing a direction none of our windows faced. Another was of a toilet on a different flooring than in our unit. Another was of floor damage against a wainscoted wall, we did not have wainscot in our unit. Etc!) Our unit was never as dirty as the pictures showed, let alone after we had cleaned and hired additional help to clean thoroughly before moving. The baldfaced dishonesty and fraudulence is appalling.

I love the building and love the location. Maintenance requests are responded to quickly, and the security staff are excellent.
Six months ago, I would have written a 5 star review. Unfortunately, the new office staff is not so good. It seems like their attitude is that residents are a necessary evil that must be tolerated rather than caring about providing good service. Emails are sent to residents about new procedures that they then don't follow through on. If you ask about it, they complain that they are too busy. Some emails to the office go completely unanswered. If you stop in the office during the week, it feels like you are bothering them. Pretty building/apartments, but awful management team. They're super friendly until you are moved in, then can't seem to be bothered. Plus just assume that your entire deposit will be kept. Even if you hire cleaning crews and provide them with photographic evidence of how clean it is, you still will get bogus charges. They're required by law to professionally clean between residents, but charge you if they have to do any cleaning. And the parking situation does suck, like other people said. (Did I mention the pooch porch is only open during the summer/fall, and NOT in the winter, which is when you'd most want to use it?)

The highs and lows of staying at Pioneer Endicott first is the location walking distance and public transportation great. But parking in the garage not so great. It is small and if you have a average size vehicle to large vehicle pain in the butt to drive in, the garage is narrow.
The place has no restrictions on breeds so you see small breeds all the way up to large and aggressive breeds pitbulls are in the building. They have a place on the outside where your pets are allowed to the use the bathroom it's like a big cat liter box it's disgusting and you can smell it before you even get near it. Because of the large building you can hear people and dogs on the first floor it echos throughout the whole building. Kids running up and down the hallways no respect for other tenants.
Hardwood floors are in the apartments not the best looking in some areas. Because of hardwood floors you get to hear your neighbors walk across the floor from above as well as beside of you. If they have dogs you can hear when the dogs are playing and sliding along the floor.
Receiving packages they have a service where they will email you that your package has arrived and it gives you a code that your enter for this large locker with multiple compartments. And that is great unless your package is stored in the one compartment that is the largest which allows for several packages to be stored in. You could be looking for your package for a while especially if it is buried on the very bottom.
The elevators chime everytime the door opens so that can be a bit annoying especially on the weekends and late at night. It sounds like a microwave timer going off every 15 seconds. They have a wine, spirt and beer store in the building pricey not a lot of different choices. The chocolate place the pastries are dry. Not worth the calories.
The leasing office very helpful the place stays clean. The liter box outside nasty.

It's taken a really long time, but things have been turning around.

Adding insult to injury the add-on fees for this place have ranged between
$98 to $177 for utilities (not including more for electric, parking, Internet, cable, phone which comes in at another $150 to $200/mo and we don't have cable for example ).
And I just learned that my neighbor in a small jr. 1 bedroom unit is paying at the same rate as us. We are in a larger one bedroom unit with 2 people.
A neighbor of mine emailed yesterday to say she had put in 5 month's notice to end their annual lease because of the utility and amenity sham and how well they brush us tenants off. Apparently I'm not the only one to be told "oh, your the first to mention a problem about this" In this case it was about the residential hallway being as hot as a furnace. They did this too concerning horrific mechanical noise happening on one side of the building at 5 a.m. ..............and then one day it just went away. Hmmmmm, guessing a lot more people were complaining.
The leasing office lies on the phone and on tours. New residents chat about this and we can hear the tours underway. And the management staff lie. What do they lie about? This includes amenities the building doesn't have, won't have, and fake completion dates --- like even lying about the year it will be complete. Example: there is no storage of any kind, the outdoor pet run won't come any earlier than Fall 2014 if it does come this year, and they've started telling tenants a roof top cafe is coming this summer. From the last tenant update they will be lucky to have any amenities on the roof completed for spring or summer 2014 use. They also started telling tenants there would be some sort of pool on the rooftop. I asked management for specifics and they wouldn't answer my question. It was like, "oh yeah, we heard about that too."
The management staff seem uber nice. But how far does "nice" go when everyone compares enough notes to realize we've been lied to? And now management just refuses to deal with specific questions about construction, amenities, policies, practices, security, utilities, storage and more. The maintenance staff seem good, but the cheap finishes in the apartments and the shortcomings of the building and management practices and lacking amenities mean living here was a dumb, dumb, dumb idea. - Jim B.Saint Paul, MN01May 21, 2015
Pioneer Endicott is a huge disappointment. From the outside---it looks to be a beautiful and historic building and it is. The inside is gorgeous too and the architecture is one of a kind. At first glance, the units are spectacular too---until you realize how cheap and shotty the construction is. Barely touch the wall and watch the paint crumble and fall to the floor and leave a noticeable mark. The trim around the base of the walls looks like it was nailed on by a 2nd grader. The windows have never been washed on the outside and many of them are covered in pigeon droppings. Can they not afford to clean them or hire window washers?
Utilities are not included----you pay Xcel as well as an unexplainably expensive building utility bill. Note---these bills are on top of the already over market rate rent.
Management comes and goes frequently with very high turnover. They seem very nice and they definitely can be! Common words that come to mind in working with the management include unprofessional, unreliable, misinformed, nice and friendly. If you were to ask each person in the office a question you are sure to get three different answers. They don't have standard practices for situations like "move in/out" or lease signing. It's just not organized the best.
My personal opinion is that there were high hopes for this project but the company has run out of money and has had to cut corners. I think it would be great if someone with the necessary funds could take over and put this project back on track. It's been open for nearly 3 years and is still under construction and missing more than half of the amenities that were once listed on the website.
Finally----a little over a year ago Pioneer Endicott was getting very negative reviews on apartments.com and out of nowhere all of them were taken down? Seems a little fishy!

This building had a lot of potential, and I was incredibly excited to move into the space. It turned out to be a "just OK" experience. I liked the floor plan, and the residents are great, but the area was dead. The parking situation was dreadful. Amenities took much longer than promised to arrive (some, like storage, never materialized at all). There is only one working elevator in the Endicott building, which makes it difficult to get around on moving day (yours or someone else's.)
I had to leave the apartment early because I lost my job and had to move to another state. I gave about 3+ months notice. The leasing office was unforgiving of my situation, and in addition to still having to pay rent, I also still have to pay like $130 a month for electricity that I'm not even using. I understand that they have a business to run, but my situation was handled poorly. Further, management is slow to respond to calls and emails.
In sum, a great building with tremendous potential that is run in a very mediocre way. Not too resident friendly.Helpful 1Thanks 0Love this 0Oh no 0Business owner information

Thank you for your review. We're sorry that relocation required you to move before you had a chance to enjoy all of the amenities that are continuing to be built! St. Paul really has many great things to offer! We try to encourage everyone to 'like' and follow us on Facebook and watch our websites' blog where we share many fun events that are taking place in the neighborhood. As for the electric, each home is individually metered and based on that households usage. An electricity bill that high would indicate either constant usage or a problem that we would want to address. It would be greatly appreciated if you would contact us for a work order, should it be the latter of the two.
