Update to his comments;

After attempting to have him mitigate some of the issues I saw early on (paint on floors, door knobs, poor workmanship, etc and seeing what a poor job he did when he attempted to mitigate the issues and coupled with his constantly not showing, I decided NOT to have him fix the additional issues or continue with the job.

I was more then patient and attempted to work with him but his level of professionalism and mine are just too far off.

It is my opinion he would be fine with places that are flipping and or rental properties, but not high end $3m homes.




I contacted proline for my SF project as the local painters who gave similar bids were 2 months out.

Julio came over and we went over every detail the same as I had done with other painters. He stated he had a full crew, it would take 4 weeks, he would use quality level products as requested and follow the 3 color scheme for ceilings, walls and trim. Before signing, we tweaked the contract and statement of work to make sure everything was clear and there were no surprises for him (or me). It was all done by text or emaiI as I prefer paper trails.

The 2 main points were him being onsite each day with his crew (vs just sending them) and full protection of surfaces- all of which he agreed to. His bid amount was no different from the rest. His license was clear.

He seemed eager as he's only been in business about 1.5 years. He had never done a house as high end as ours (smooth walls, lots and lots of trim, high ceilings, hardwood floors, etc) but he assured us of his many years in the trade.
This house would be a portfolio piece for him.

Things started off iffy from the get go. I had a dark red and a dark purple walls/ceilings in 2 bedrooms and instead of priming, he had to cover 3 times. When I saw it for the first time (he considered it finished after 2 coats) and I commented you could still see the original color below, the first pushback started from him (he deflects first and never admits an error).

The ceilings were blotchy from spraying as he didn't back roll (which then required another coat). He didn't remove very expensive door knobs as repeatedly requested (which resulted in paint on them).

He used masking tape in my hardwood floors which had recently been refinished, and he pulled up the polyurethane when he took off the tape. He wouldn't use blue or green tape as he said it cost too much.

The tile and hardwood floors had paint on them which required hours! Of cleaning on my part.

The trim paint was flaking off obviously from using only a deglosser and not properly preping by sanding and priming.

What was to be quality level paint from SW was contractor grade. As I had suspected, he used the wrong color for all the trim (discovered by me after looking for a paint can).

Instead of firing him then, I tried to adjust the work to get a better quality. I paid him in full for the second floor.

When he started the kitchen/family room area, I upgraded (and paid) for a higher quality paint. I re-arranged my work schedule so I could monitor the quality of the work being done in each stage (protection, prepping (filling, sanding, priming; rinse and repeat). When he would say he's ready for the next step in the process, I would find holes not filled, patches not sanded, etc. He had no issue with doing it but what a PITA he had to he told. His protection of surfaces were a constant fight.

This entire job of 2500 sqf was quoted as a4 week project with 3 guys. At this point he was 8 weeks in and still had 40% to go. His crew changed and dwindled.

He made promises to get back on schedule; promises weren't kept. He would cancel often and some weeks only come once and maybe just one person. What started as him being onsite degraded to no one being on site. I changed his payment schedule to an enticement schedule (work 4 days, get $1500); work 3 days get $1500, etc)

Weeks came and went. He took on other projects. He attempted change orders for work outlined and discussed. He would come 1 x a week (never a full 8 hours) and then expect $1500 payment that week.

So finally after pushing back the installation of very high end appliances 3x , the straw broke the camels back.

I fired him and had someone else finishing the work. They did the remainder 40% in about 1.5 weeks and I was thrilled with their work.

He might be sufficient for contractor grade, flip, rental work but he and his crew are not ready for the big time.

Julio and his staff were great!

He was very responsive and pays a lot of attention to details. Our paint matched perfectly and our living room, entry and hallway looks like new again. He even replaced some baseboard that needed to be replaced and repainted. Lastly he came and power washed the entry to leave our home sparkling clean.

I would highly recommended ProLine painting!

I would not use them if you're looking for professional service, at the rates they charge. Might as well call a big reputable company.

Proline painting painted our interior ceiling after a roof leak and drywall work. Let me start by saying the owner of the company Julio was extremely professional and prompt in all communications. I also appreciated how flexible he was with our changing schedule as we had delays in our roofer and drywall work with the rain.
Julio's work, much like his communication was seamless. He did an A+ job and cleaned up after working too. I would recommend Proline Painting to anyone!
