So glad I went with this company to inspect my home. This is my first home and I didn't realize how much I didn't know about buying and maintaining a home. The woman in the office went over everything I should expect and how the inspection process worked - which was super helpful to me. She also scheduled the termite inspector to be there at the same time that her inspector would be there!
I wasn't able to be there for the entire inspection, but afterwards, Joe spent a long time going over everything that he found and explained it to me well.
The office staff, plus the inspector, PLUS the inspection report, really gave me the knowledge and the confidence that I needed as a first time buyer! Every time I had a question, they had an answer. I was initially introduced to Starmark by an agent who represented me in buying my 2nd home. They were so thorough that when I became a licensed agent myself I started using them. Stay away.
Like with most professions, you will find qualified and unqualified individuals calling themselves professionals.
This is the case with this company. The inspector is unqualified and should not be allowed to operate.
The inspector and assistant seemed very nice prior to inspection. Allegedly he inspected so many houses and he was an engineer prior to his career as an inspector. The realtor and the inspectors assistant made me feel very safe with the choice.
However, as soon as I bought the house and started working on it I started finding all sorts of issues that should have been caught by the inspector. Very simple findings that a trained eye should have caught.
I ended up with $20000+ in damages that I had to pay to make the house safe. When I reached out to get help I was rudely spoken to by the assistant. Again $20000+ in damages that I had to pay.
So instead of it being a dream, buying this house became a nightmare.

Starmark provides excellent customer service through the entire process of scheduling the inspection, rescheduling due to my needs, and was immediately available for a follow up inspection at my request. The inspection report was very detailed and thorough . The inspector was obviously had years of experience by the details provided

54 pages report was having lot of unnecessary details like nails are on the floor etc. Paying $400 for such report was challenging. I did requested after our discussion that you should come and check if everything is done. But, I never received call back from Starmark inspection.

The value of a new construction home inspection is to determine how well the builder built your house. The new home final inspection report should have been very useful to you in working with the builder to get items corrected. We inspected the home at the time which you had requested. The report was 54 pages long. There were 37 issues noted on the summary of the report of items which needed attention or were not completed. About 20 of these issues were due to the fact that the builder had not completed installation of particular items prior to the home inspection. The gutters and downspouts were not installed. The installation of the range was not completed. The dishwasher and disposal were installed, however they were not functional. The water heater was installed, however it was not functional. There were light fixtures which were not functional or were not installed. Some toilets were not flushing properly. The gas log fireplace had not been completely installed. The garage door operator was installed, however was not completely hooked up. Shelving and cabinet issues were not completed, etc. In addition there 17 other items needing repair or correction. The value of correcting those items noted in the home inspection report far exceeded the cost of the home inspection many times over.
It has now been three months since the home inspection was completed and you moved into the home. I'm curious as to why you did not call us if you are having issues with your home. We would have been glad to discuss these situations with you. As a part of our service to you we are a building consultant for life and are more than willing to discuss issues ideas etc. with you at any time. I called and left you a voicemail earlier today.
The report should have been forwarded to the builder so they could have corrected these items. As we discussed on the phone after the inspection, Starmark Home Inspections could have come back to your home and looked at those corrected items to see if the builder had finished them in the proper fashion. It was not requested that we come back to the home to review the corrected issues noted in the home inspection report
You hired us to inspect the home and tell you the status and condition of the home, which we did. The report was 54 pages long and the summary, detailing things needed to be corrected, was 17 pages. If these items were not corrected by the builder living in the home could be very frustrating and could lead you to believe the home inspection report was not of any value.
The purpose of a home inspection is to determine the condition of the house at the time of inspection. The value of a home inspection on a new house is, in essence, how well the builder did constructing the home. When things are not finished, they cannot be fully evaluated as to proper operating condition. If things are not finished, the final inspection at times can become more of a punch list for the builder rather than an informative report for you to use with the builder. After you had read the report, we discussed on the phone those issues which needed to be properly addressed in order to make the house livable.
The home inspection was completed in accordance with the standards and practice of the North Carolina Home Inspection Licensure Board which dictates those things to be inspected. I'm not sure what you mean by the home inspection being basic, however all items were checked and inspected. We're sorry that you felt like the home inspection was not worth the cost. The cost of a home inspection is very minimal compared to those conditions noted which need to be corrected and the overall cost of the home.Apr 2, 2019Previous reviewI did predrywall and final home inspection from Starmark in Concord, NC. Pre drywall inspection and report was very good and I would definitely recommend that. But, final home inspection was disappointing. It was very basic report and was not of much use. It was not worth paying so much for final home inspection

We hired Starmark to perform our home inspection before we bought our home in Charlotte and were very impressed. The inspector (John Hill) had been in the business for more than 25 years and performed a very thorough inspection. Not only did he answer our questions, but he helped us understand the nature of the inspection findings. The report was extremely professional with phtographs and detailed explanations of the findings. We were able to share the report with a contractor and get a quote very quickly. Lastly, we wanted a termite inspection and even though they do not perform those types of inspections were able to coordinate with another company to come at the same time. We highly recommend Starmark for home inspections.
