Providing another update on my review of this company as a tenant. The last time I made a review the CEO of the company called me along with other representatives of the company and begged me to take down my last review. I certainly won't be doing that this time. They are the worst company I have ever had to work with. After now two years of living under their management it has been a battle with this company to work and I am heavily considering taking legal action against them for the below reasons, I am also providing evidence of all my points below, some pictures were not able to upload, but please look at my review on google for more pictures:
1. They were aware before we renewed our lease that they would have to undergo construction on the property and did not inform us until the weekend they started construction. That was on April 3rd, 2023, and has persisted to take a toll on our peace of living to this day and there is more left to be done.
2. We informed the property management company several times and 4 months into the project, that the construction company was blocking our exits and making it hazardous to live in our home. The response we received from them was that they had no idea who the construction company was. I have added a screenshot of the communication we had with the company.
3. Since the construction has occurred, we no longer have access to our patio, construction workers are walking back and forth through our windows giving us no privacy in our bedrooms during the day as early as 7 am, and we no longer have a doorbell, we no longer have a front door light, and the common area looks like a mess every day.
4. We informed the company of 2 attempted break-ins to our home that were directly related to the construction. The first was that the construction company has to leave one of the gates open in order to set up the scaffolding around the house. this gate leads right into our home and someone almost broke in. I have evidence of the neighbors and the head of the HOA informing me of this. The second was that due to the scaffolding being constructed on top of our garage someone was able to climb up it and attempted to break into one of the bedrooms. These are both things that could not have happened if the construction was not occurring. We informed the property management company of this, and instead of trying to come up with a solution to protect us from this happening again they raised the rent on us and told us we can leave the house at the end of the lease if we want to.
5. We work from home and the noise has been unbearable. I can't have meetings or even think in my home for 8 hours of the day. To not be able to even be in my own house for 8 hours a day 6 days a week is insane.
6. Not related to the construction but we had an infestation of files take over the garage last year in our home and the company barely did anything about it. They did a bug bomb once. We as tenants had to pay out of our own pocket to bug bomb 3 more times. The pictures below will show the disgusting living situation we had to live in. On the ground are larvae and the entire garage was filled with flies with is hard to tell from the picture of the window
Despite all of our concerns, which are so much more than I have mentioned in this review, they have only given us a TOTAL credit of $280 off our rent throughout approx. 5-6 months of construction. I highly recommend never working with this company if you care about your peace and safety as a tenant and certainly not Nate Cornell. Hello Andrew, I want to ensure that any maintenance issues you ever experience will be handled asap by licensed and insured professional vendors. I met your roommate for an in-person tour that lasted 15-20 minutes. Your roommate had 2 family members accompany and they thoroughly looked through the unit and asked many thoughtful questions that were answered honestly. I am under the impression you and your roommate spoke regarding the rental and his experience during this tour prior to completing your application being you were moving across the country.
The lease term conversation I would not consider an argument and I was happy to edit the lease term end date to offer you the security in housing that you expressed was a necessity.
We had the home thoroughly inspected in August 2021, and again before you moved in with no issues reported. The items you did report after moving in have been repaired within a timely manner of your request. The washer smell complaint I received late last week and called our appliance vendor minutes after receiving the report, this was an oversight on our behalf. Front loader washers do require draining and cleansing on a regular basis. The washer was most likely sealed from the time the past tenants moved out. I understand that the washer has been cleansed since your report and I do have our vendor scheduling a second visit to ensure the unit is running properly and will most likely run another cycle of cleaning.

Since I wrote that review all problems in the home have been fixed. Although I was extremely upset with how everything played out initially since all issues have been fixed really love my home and the area. They brought in a brand new washing machine, brand new toilet, handled the issues with the lease, fixed the outlets, added the door handle, have hot water all in a timely manner. Most of the issues and my frustrations with the company were communication-related, but since then communication has been pretty great and I haven't had to really reach out to them since everything is working as it should. In all, I really love my home and I'm glad everything worked out with the company cause I feel much more comfortable in my home now and have a lot more trust in sunset management and NATE.
Oct 6, 2021Previous reviewHorrible company. I'm currently renting from them and my contact person is NATE CONNELL. I moved here from NY and had to trust that the place was well maintained and up to expectations, but every step of the way it seemed like they were trying to swindle me. Here are the problems I incurred when I arrived at the townhouse:
-no hot water
-leaking toilet
-the other bathroom toilet was clogged and smelled horribly
- said the townhouse had 3 bathrooms but was 2.5 instead
-said we would have a 1-year lease but then only offered 10 months. I had to argue with NATE to get a 12-month lease like what was marketed on the listing
-said we would have a washer, but the washer is moldy/has bacteria in it that smells horrible. They have refused to respond to my messages for the past week to fix it. Our laundry is piling up and we will have to pay out of pocket to do our laundry.
-several outlets were de-energized and we couldn't use the fridge for almost a week which cost us money on buying take-out food
-no door handle in one of the bedrooms
Most of these concerns were fixed within a week and a half but should have been taken care of BEFORE we moved into the townhouse. I DO NOT RECOMMEND THIS COMPANY. I would give this company a -10 if i could. My daughter and her two friends rented a house from them. Six months into their lease, they were held at gunpoint in the middle of the day in a home invasion. No one was hurt, thankfully. The property management company was notified immediately and after no response, they sent a follow-up email to finally get a response. This company showed zero compassion. They did not offer any support. All three girls were displaced because they were too scared to stay in this house due to the parameters of this home invasion. Come to find out the prior tenants had a lot of illegal activity at the property, including an arrest on site and this information was not disclosed. The assailants who came in the house were looking for someone and something in particular, and when they realized partially into the home invasion that these were not the correct people, they did warn them several times not to return, and they weren't safe at the property. because of these circumstances, all three young ladies vacated the property immediately and notified the property management company that they would like to break their lease and were looking for a new place to live. they were denied the opportunity to break their lease and threatened to be sued. All three young ladies did pay their next month rent in an effort to show good faith as they continued to look for housing. The girls ultimately did give their 30 day notice about a month and a half after the invasion, and continued to receive bills of late fees and exuberant, cleaning fees, and maintenance fees. A lawyer had to be hired. An exuberant cleaning fee of over $600 was on the final statement and the company's address of the cleaning company was Sunset property management company. They didn't even hire a cleaning company and the house was actually left in good shape. They charge them an exuberant amount of maintenance fees as well that were nonexistent. I do not recommend renting from this property management company. They have zero compassion, nor do they show any kind of humanity in any shape or form. At minimum they should have immediately put in an alarm system and allowed them to break their lease without penalty. At no time did they show any compassion!!!! The way they run their business is immoral and disgusting.
To anyone reading this... look at the response given by Andrew. ZERO COMPASSION. No criminal investigation could have stopped them from releasing these girls of their lease. Renee, Thank you for leaving as honest review. We would have liked to have helped more, however the police told us, since it was a criminal investigation, that we were not to get involved. If we had the ability to do more we would have and I am truly sorry for the circumstances.
This is a first for us, we've never had anything of this gravity or legal nature occur in our management careers. Bay Park is atypically a low crime area.

We chose Sunset two years ago to manage our home when we had orders to deploy overseas. In the first year, we experienced a handful of issues including unresponsiveness, delays, and frequent maintenance expenses that I had to advocate were either excessive or unwarranted. Several of these expenses were refunded to me. For example, landscaping was billed every month to me but I found out that they weren't even going out every month. I only found out because I asked for a virtual inspection of the home and the yard was in shambles. I was shocked. They refunded me the money. There are quite a lot of examples I have actually, all documented- feel free to message me if you need any more. Because I had to oversee these expenses so frequently, I felt like I was managing them and it was stressful. I wrote them a letter outlining my complaints one year ago. They said they would do better to take care of us. I gave them one more year, and their delays and negligence continued. I had to constantly manage the funds that were taken out and advocating for our money and our home became exhausting. Overall, they cost me thousands of dollars. And I'm not talking in management fees. They cost me thousands in repair that was due to their negligence of our home. Even the end became pretty ugly. They admitted they made mistakes and asked how they could remedy it. When I said they should help remedy it by fixing the problem at their expense, it was crickets. They literally just won't respond to my emails. That is the type of people they are. I am a person that gives people the benefit of the doubt, and gives chances whenever I could. They never once looked out for my best interest. They are eager to take your praise but don't want to be accountable for their mistakes. I wasted too much time and money on them- I truly recommend you look elsewhere to avoid the many headaches our family endured.

Sunset Property Management is a great management company. All of my requests have been completed in a timely manner. Their scheduling is based on urgency. If something is an emergency then you will be contacted immediately and will see someone within hours. Non-emergency requests are scheduled and you will see a service provider most usually within a day. Everyone I have been in contact with has been professional, personable, and knowledgeable. If the scheduled time is in jeopardy, the service provider will call letting you know they are running late and provide a new estimated arrival time. With the few requests I have had I am very satisfied. This company has a great crew and strives to provide decent and timely service.

Recently move out of a property and I feel a little swindled by Sunset Property management. We only got 23% of our deposit back? This after Nate did a final walk thru and gave us some advice on how to get back more of our deposit. He recommended that we use his carpet cleaner while a different carpet cleaner was there. Yes the other service was high but looks like we ended up paying a high rate they his service anyways. He quoted us $40 per room for two rooms. We also had a professional cleaning service come in to do a thorough cleaning. He tried to recommend his service again which we turned down because another service had already started. The apartment was only 700 or so sqft. So I'm not sure how we only got 23% back. Overall I feel like Nate took advantage and might have profited personally from using his carpet and cleaning service. He seemed honest and was very convincing but looks like he merely made us feel confident about getting most of our deposit back but was really just swindling us. Also there was a broken tile in the kitchen which was a result of faulty installation that we had the former property management company look at they never repaired. We brought that to the attention of Nate as well and he assured us not to worry about it. So not sure what to think now? I filled and sanded any hole in the drywall that needed repair and now I feel like I wasted my time. Sunset property management sent me a small check without an itemized list of what they did, so I have no explanation. To make matters worse we just received a MOD in our email today we did not receive before, and the kitchen tiles look completely smashed now? When we left the tile was cracked only. These people are a bunch of liars!

I have read your and your housemate Linda’s review. I will lay out definitive facts that future clients Owners and Tenants may take into their own.
1. You received a pre move out inspection invite on 10.24.2023 that you failed to complete scheduled for 11.6.2023 @ 1:30pm.
2. You did not edit your monthly rent payment for the 18 days of November 2023 rents.
3. The rent over payment refund check was hand delivered to you by Sunset Property Mgmt. & Realty
4. While this refund was being delivered a pre move out inspection was offered a 2nd time in person
5. During the 2nd offered and accepted pre move out inspection it was noted the wall touch up paint you and Linda completed in the living room was the wrong color and sheen. A conversation to stop painting the walls & stop patching holes as it can lead to further deposit charges for damages was discussed.
6. During the pre-move out inspection a carpet cleaner hired by you arrived and was turned away by you after Sunset PMR offered an estimate several hundred dollars less.
7. The cleaning expectations were explained in person reiterating the detailed cleaning expectations included in the pre move out letter you failed to complete.
8. Your Move out disposition was shared with you 12/5/2023 @ 2:57 PM
9. After receiving your Security Deposit refund we were made aware you did not receive your move out disposition shared 12/5/2023 @ 2:57 PM. You received this document by email request 12.11.2023

Andrew, the owner of the Sunset, took the time to get to know my tenants. We have the same goal which is to maintain and preserve my long term asset and at the sametime, help the tenant so they can enjoy their new home.

I'm a property owner and Sunset has managed my rental for 6 weeks now.
The tenant they placed has received 5 violations from the HOA, 4 for noise and 1 for common property damage, in a handful of weeks.
The maintenance department charged me $348 (when 350 is the limit at which they have to request approval) for light bulbs and misc small repairs. The invoice was buried in my monthly statement and contained very little documentation. To their credit, they did refund part of it when I complained, but I feel like I have to manage this property manager more than anything else.
I've gotten a lot of excuses from these guys and very little movement. If you're looking for a manager for your property, I'd suggest going elsewhere.Helpful 2Thanks 0Love this 0Oh no 0Business owner information

I am sorry that you had such a bad experience with these tenants. They have verified ESA paperwork for their pets, however, this does not justify them not keeping their dogs on leashes as required by the HOA and their tenant lease.
You had given us a list of repairs to do at your unit, which we completed. After which you had notified us that you had done some of the repairs yourself. Even though we had done portions of the work twice, we had refunded you the items that were done twice so you weren't left with carrying costs.

When I was first looking for a team to manage my property a few years ago, I pored over reviews to find one that was not only fair to the owners, but also more importantly took good care of the tenants. Happy tenants = happy owners.

Jul 17, 2017Previous reviewWhen looking at reviews for property management companies, if you're a landlord, it's important to see that other reviews are from landlords as well (although it's important to see that the tenants are happy too). Andrew and his team at Sunset are great on both fronts, and I've been impressed with the thoroughness and level of communication. He is quite personable and easy to get a hold of for any questions. His team's experience clearly showed in the crazy first days of readying my property for showings, all the while I was out of the country. Definitely would recommend them!
